What's the area around Plaistow, Newham like?

For anyone buying or renting in Plaistow, Newham.

Plaistow is packed tight with houses, but it has more green space within reach than you'd guess from the street. A park or green space is a couple of minutes from most front doors. Dozens more are within a kilometre. Shops easily outnumber pubs. Nowhere nearby has any landscape designation.

The average Plaistow address is about 135 metres from the nearest public green space, and about 39 green spaces lie within a kilometre of it. West Ham Park is the best known of them. In a place where three-bedroom terraces are the norm, most of that green space is shared, so it gets used a lot.

Water is further off. The average home is about 690 metres from the nearest river, canal or open water, with around two such places within a kilometre. Plaistow is no waterside neighbourhood, but water is within a walk.

The National Cycle Network is about 2.2 kilometres from the average address, and no postcode is close to it. The Greenway runs through Plaistow as a shared path towards Stratford and the Queen Elizabeth Olympic Park, which gives cyclists more than that distance suggests. There is no ancient woodland in the area.

The rated-premises figures for Plaistow list 561 shops, 9 pubs and 19 restaurants, alongside 61 offices. Plaistow is a place to do the shopping, not to spend the evening.

Across Newham, fine-particle air pollution averaged about 9.6 micrograms per cubic metre in 2024.

Plaistow has a long history behind its streets. Balaam Street was recorded as Balostret in 1371 and is one of the oldest roads in the area. The manor was given to the abbot of Stratford-Langthorne in 1353, and Defoe wrote about the new building here in 1724. Upton Park, which this page also covers, is centred on Green Street, and West Ham United played at the Boleyn Ground there before it left. The football club moved on and the shops stayed, which tells you what the area was mainly for.

Private gardens add up to about 15,560 square metres for every 1,000 residents. Behind the terraces there is some room outside, though not much per person.

Newham's business rating list has 948 rateable premises in the area, and 560 of them are classed as shops, with offices well behind at 61. These are premises on the valuation list, and some of the units on it may be empty or doing something else by now. Even so, retail is clearly what Plaistow's commercial streets are mostly for.

Of the 308 food outlets in Plaistow with a hygiene rating, about 32% hold the top score of five, and about 24% are rated at the low end. Before you settle on a regular takeaway, look up its rating.

No area of outstanding natural beauty, site of special scientific interest or ancient woodland overlaps Plaistow. This is urban east London, and its nature comes as parks and public squares.

Green space close to home is one of the best things about living in Plaistow. Countryside it is not, but a park is never more than a short walk from the front door.
