A typical home in Plaistow sells for about £395,000, and most of that money pays for the journey into town. A flat costs a little under £300,000. A terrace costs nearer £435,000. Prices have hardly moved in five years. Rents are the thing that has gone up.
The Land Registry recorded 139 sales in Plaistow in the year to mid-May 2026, at a median of about £395,000. There were 79 terraced houses at a median of about £435,000, and 54 flats at about £297,000. Only five semi-detached houses sold, at about £425,000, which is too few to say much about a market except that this one is built of terraces. A semi going for less than the typical terrace mostly tells you that five sales is a small sample.
The house price index for the area put the average at about £405,000 in May 2026, down about 1% on a year earlier. Flats in the same index fell about 3%. Over five years the average is up about 1%. Most London prices have spent the last few years doing very little, and Plaistow has done less. Flat owners have been the ones losing ground.
Band C is the most common council tax band in Plaistow, and about 39% of homes are in bands A or B. Newham charges about £1,944 a year for band D and about £1,296 for band A. The council's bands were set long before anyone paid £435,000 for a terrace here, so it is worth looking up a particular home on the valuation list instead of assuming the band from the asking price.
Across Newham the typical private rent was about £1,920 a month in April 2026, about 7% higher than a year earlier. That figure is a borough-wide mean from the Office for National Statistics index, not the asking rents in Plaistow listings. By size, Newham averages about £1,620 for a one-bedroom home, £1,980 for two bedrooms, £2,190 for three and £2,660 for four or more. Figures for studios and single rooms are not published. Rents are up about 7% while prices dipped about 1%, so landlords here are doing better out of the market than sellers.

On that gross figure, a flat at about £297,000 is a realistic first purchase for a couple. A terrace at about £435,000 is a stretch for most of the people who already live on these streets. Buyers moving in from elsewhere in London tend to be the ones who can manage the terrace.
Of the sales that could be matched to an energy certificate's floor area, about 84% of the total, the median price was about £5,170 per square metre. The typical floor area behind that figure is 74 square metres. That is space for a family, as long as nobody in it wants a room of their own.
At the 2021 Census about 20% of Plaistow's households had one bedroom, 34% had two, 32% had three and 14% had four or more. The two- and three-bedroom homes cover most of the market. Buyers looking for four bedrooms have a much smaller choice.
For London, Plaistow's prices are on the affordable side. A terrace or a decent flat is still within reach of a buyer who doesn't have family money behind them.
