Who lives in Paddock Wood?

For anyone buying or renting in Paddock Wood.

Paddock Wood is where people live when they wanted a house, not a lifestyle. Seven in ten households own their home. The typical resident is in their mid-forties. About one household in five is a couple raising children. Nobody moved here to be seen, and the town is all the calmer for it.

All the population figures here come from the 2021 Census, which counted 8,496 residents in 3,547 households. About 71% of households own their home, about 13% rent privately and about 15% rent socially. Private landlords are a small part of the picture. This is a town of mortgages and paid-off semis, not buy-to-let flats with a letting agent's board permanently screwed to the wall.

The typical resident is 45, and about 22% of people are aged 25 to 44. That's a settled town rather than a young one: plenty of people who arrived with toddlers and are now paying for driving lessons. Anyone hoping for a scene of thirty-somethings opening natural-wine bars has come to the wrong postcode, and the postcode doesn't miss them.

The Office for National Statistics models typical gross household income, before tax, at about £64,000 for the financial year to March 2023. That figure is a few years old and pre-tax, so it describes a comfortable, working household of that year, not today's take-home pay. It's two-salary money for the most part, not the kind of money that shows up in a Range Rover.

About 26% of households are one person living alone, and about 14% are a pensioner living alone, a group that sits within the one-person figure rather than on top of it. Couples with children make up about 21% of households and lone parents about 9%. The mix is what you'd expect from a town of three-bed semis built when those were what families bought: families still arriving, and older residents staying on in the houses they raised theirs in. Downsizing is the thing everyone talks about at forty-five and almost nobody gets round to by seventy.

About 29% of adults hold a degree-level qualification and about 18% have no formal qualifications. Full-time students make up about 2% of residents, which is what happens when the nearest university isn't within bus range and the bus doesn't run at the hour a student would want it anyway. It's a practical, mixed town where a tradesman and a management consultant can share a garden fence and neither thinks it's odd.

Paddock Wood is middle of the road in every sense: owner-occupied, middle-aged and middle-income, not rich and not struggling. People who need their neighbours to be interesting should look elsewhere. People who need them to take the bins in when they're away have come to the right town.
