Is Oxted a safe area?

For anyone buying or renting in Oxted.

Yes, and it's safer than the district around it. Crime runs about a fifth below the Tandridge average. Hardly anyone is out of work. Violence makes up a smaller share of local crime than it does nationally. Most of the drama here goes through the planning committee.

In the year to May 2026, Oxted's published crime rate was about 56 crimes per 1,000 residents, roughly 21% below the Tandridge average. That's 899 recorded crimes over the twelve months, from June 2025 to May 2026. The rate is the published figure, calculated on its own population base, so the two numbers don't need to reconcile on the back of an envelope.

In plain numbers, Oxted's rate of about 56 per 1,000 sits against about 70 per 1,000 for Tandridge as a whole. The district isn't a trouble spot either. Oxted comes in under a comparison that was never going to be difficult.

As for the kind of place producing those numbers: Oxted has about 3,100 people per square kilometre, which is a town rather than a village but nowhere near a city. Unemployment is about 2% and overcrowding about 3%. It's a settled, employed, reasonably roomy town. Estate agents will describe that as "a lovely community" and leave out the numbers, which are the more convincing part.

The mix of crime tracks national patterns closely. Violence and sexual offences are the largest category at 29% of local crime, against 35% across England and Wales. That's below the national share for a category that covers everything from serious assault down to common assault without injury. Anti-social behaviour makes up 19% against 16% nationally, a touch higher. Shoplifting accounts for 9% against 8%, other theft 9% against 7%, criminal damage and arson 9% against 7%, and public order offences 8% against 7%. Each of those sits within a couple of points of the national share. Oxted's crime profile is the country's in miniature, only less of it.

What happens after a report is a separate question from how safe the area is. Surrey Police charges a suspect in about 11% of cases across its whole force area, against about 12% nationally. That puts it 30th of 42 forces. About 36% of its cases close with no suspect identified at all. That's a force-wide figure, not Oxted's own, and it tells you about detection, not danger. The honest answer to "will they catch them" is: less often than the crime rate might lead you to hope.

Safety is one of Oxted's real strengths. The thing most likely to keep a new owner awake here is the mortgage, not the street outside.
