Northolt is home to working-age families and households renting as well as buying. Fewer than half own their home. The typical resident is in their mid-thirties. Couples with children and lone parents together make up about four in ten households. Most people here are busy with jobs, children and housing costs.
At the 2021 census, about 45% of households owned their home, about 26% rented privately and another 26% rented from a social landlord. Across a typical Northolt street, owners, private tenants and social tenants are next-door neighbours in roughly equal numbers, so whoever moves in next door could be any of the three.
The median age is 36, and about 31% of residents are aged between 25 and 44. That is a town in its working years, with few residents yet thinking about retirement.
The Office for National Statistics models Northolt's median household income at about £68,700 before tax for the financial year to March 2023, an estimate averaged across the area. In many homes that figure covers two earners and children, and after tax and a London rent there isn't much left of it.
Every population figure on this page comes from the 2021 census. About 22% of households were couples with dependent children and about 19% were lone-parent families, so school runs and childcare shape a lot of local routines. About 23% of households were one person living alone, and about 8% were a single pensioner, a group counted within that 23%. In a town of family homes, the one-person flat and the one-pensioner house exist, but they aren't typical.
About 34% of adults hold a degree-level qualification and about 22% hold no formal qualifications, so the town takes in both ends of the education range. Full-time students make up about 3% of residents. With so few students, the private rental market is made up of working tenants, often with families, and the academic year has no effect on who moves in or when.
About 84% of residents described their health as good or very good at the census. For the London Borough of Ealing as a whole, the rate of deaths from preventable causes is better than the England average, and smoking, at about 7% of adults, is similar to England. Those borough-wide figures cover far richer and far poorer streets than Northolt's.
Northolt's community is young, working and evenly split between owners and renters, but on the measures that track how settled and well off a place is, it comes out below par. A buyer here should expect neighbours who are mostly short of time, often short of money, and as likely to rent as to own.
