Who lives in Newquay?

For anyone buying or renting in Newquay.

Owner-occupiers, mostly, and older than the surfboards suggest. Around six in ten households own their home. The typical resident is in their forties. A third of households are one person living alone. This is a town of settled households with a rental layer running through it, not a transient colony that happens to have a postcode.

On tenure, the 2021 Census, which is the source for the population figures throughout this answer, puts owner-occupation at about 62% of households. Around 26% rent privately and roughly 11% rent from a social landlord. That private rental share is doing visible work in a town with a large seasonal economy, and it is the part of the housing market that turns over fastest.

The age profile is middle-aged rather than young. The median age across the area is about 43, and roughly 28% of residents are aged between 25 and 44. Not a retirement town, not a student one. Somewhere in between, which is the least glamorous and most accurate description available.

Income runs at roughly £45,000 per household before tax, modelled by the Office for National Statistics for the financial year to March 2023. That is a gross figure describing a period now some years back, not a current pay packet, and it belongs alongside house prices rather than in isolation.

Household composition is where the town gets interesting. About 33% of households are a single person living alone, of which around 13% are single pensioners, so the older half of that group is a subset rather than an addition. Couples with dependent children make up roughly 17%, and lone parents about 10%. A third of the housing stock supporting one-person households is a structural fact, and it shapes what sells and what rents.

On qualifications, about 31% of residents hold a degree-level qualification and roughly 15% hold none. Full-time students make up about 2%, which is the clearest sign that the higher education campus here is a specialist operation rather than a population driver. The spread is broad rather than concentrated at either end.

Health is close to the national picture. Around 81% of residents report good or very good health, with about 6% reporting bad or very bad. For the wider Cornwall council area rather than Newquay itself, preventable mortality sits similar to England, and adult smoking at about 12% is also similar to England. Those are county-level benchmarks. They describe the health system and population Newquay sits inside rather than the street you are considering.

The people here are ordinary in the statistical sense and unusual in the practical one: a middle-aged, mostly owner-occupying town with a heavy rental fringe, running an economy that triples its population for part of the year. The overall picture sits squarely in the middle of the range, with the single-person household share the fact most likely to surprise anyone who has only seen the place in August.
