Who lives in Newent?

For anyone buying or renting in Newent.

Newent is a town of middle-aged homeowners, with a bigger renting minority than its age profile would suggest. About two in three own their home. The typical resident is in their mid-forties. Roughly a third of households are one person living alone. Families with children are a minority, and students are almost absent.

About 64% of Newent's households own their home, and about 19% rent privately. Social renting accounts for most of the remaining 16%. In other words, roughly one household in three rents in some form. Newent's housing association and council homes are part of the ordinary fabric of the town, mixed in with everything else.

The typical Newent resident is 46. About 24% of the population is aged 25 to 44, the age group that buys first homes, starts families and changes jobs. That is roughly one resident in four, enough to keep the primary schools full while the town as a whole gets older.

Gross household income in Newent's area is modelled at about £49,000 a year before tax, for the financial year to March 2023. After tax the same households take home about £38,000, and it is that second number that has to cover a mortgage on a typical house here. Both figures are Office for National Statistics estimates for the wider area, now more than three years old. They describe a comfortable household, but not one that can be careless about money.

Census 2021 found about 32% of Newent's households were one person living alone, and around 17% of all households were a pensioner living alone, a group that is included within that 32%. Couples with dependent children made up about 16% of households and lone parents about 10%. That leaves the old-fashioned family home in a clear minority in a town whose houses were mostly built for one. The three-bedroom semis were built for parents and two children, and many of them now hold a widow and a spare room.

About 31% of adults hold a degree or equivalent, and about 19% have no formal qualifications at all. Full-time students make up about 1% of residents. Newent Community School keeps its pupils to eighteen, and after that most of them leave to study elsewhere, so there are hardly any students in town during term time. The resident population is a mix of people who went to university and people who went straight to work, in roughly the proportions that suggests.

Newent is an ordinary mix of people, neither notably comfortable nor notably struggling: middle-aged homeowners, a solid renting minority and a long tail of people living alone. Anyone wanting a young or student town should look elsewhere. Anyone after an ordinary, mixed town will find one here.
