What do houses cost in Mitcheldean?

For anyone buying or renting in Mitcheldean.

A typical house in Mitcheldean costs about £226,000. Semis and terraces go for a little under that. Detached houses go for nearer £280,000. Half the homes have three bedrooms. The town has a Grade I church and its own conservation area, and the prices show nobody charging extra for either.

The Land Registry recorded 25 sales in the year to early May 2026, at a median of about £226,000. Thirteen of them were semis, at a median of around £215,000. Six were terraces, at about £220,000, and six were detached houses, at around £280,000. That is a small number of sales for a whole town, so one unusual house can move a whole category. With six sales behind each of the terrace and detached medians, ask the agent which of them their valuation actually rests on. The answer is usually a list short enough to read over the phone.

Prices have barely moved. The official house price index for the area was up 0.2% in the twelve months to May 2026, which is as close to flat as an index gets. Flats did worse, down 4.1% over the same year. Mitcheldean has very few flats to be dragged down with them, so the drop matters mostly to people who own one.

Council tax is cheap by design. Band B is the most common, and about 58% of homes are in band A or B. A band D bill in the Forest of Dean is about £2,440 a year, which is the figure to set against your current bill. Most buyers here will pay less than that, because band D homes are uncommon in the town.

Renting is priced at district level. The Office for National Statistics puts typical private rent across the Forest of Dean at about £820 a month in April 2026. That is a mean across the whole district, so the town's own figure could be higher or lower. By size, a one-bed averages about £590, a two-bed about £795, a three-bed about £950 and a four-bed or larger about £1,440. The index has no figure for studios or rooms.

Against income, the town is within reach. The Office for National Statistics models typical household income at about £49,500 for the financial year to March 2023, averaged over an area a little wider than Mitcheldean. That figure is gross, before tax. It also describes a household three years ago, and mortgage lenders work from current take-home pay. Even so, two people on ordinary wages are not shut out at these prices, and that is less common in Gloucestershire than it should be.

For the sales that could be matched to an energy certificate, about 80% of them, the median price was about £2,680 per square metre. The typical floor area behind that was about 74 square metres. That describes a house you could live in for years, not a starter flat.

The Census in 2021 shows what those square metres become. About 51% of homes have three bedrooms, 23% have two, 21% have four or more, and only about 5% have one. If you want a one-bed, you are shopping for the rarest thing in town. Most buyers want the three-bed, and the town has plenty of them.

Houses in Mitcheldean are good value: family-sized, cheap on council tax and within reach of ordinary incomes. Prices have not moved in a year, so a buyer has time to look before offering.
