A typical house in Middleton Cheney sells for about £360,000, and most of that money buys three or four bedrooms. Detached homes push towards half a million. Semis come in comfortably under the typical figure. Over the past year prices have barely moved. This is a village of family houses at family-house prices, with very little at the cheap end to bring the number down.
The Land Registry recorded 48 sales in the year to May 2026, at a median of about £358,500. Detached houses went for around £470,000 across 23 sales, semis for around £310,000 across 20, and terraced houses for around £321,000, though only four of those sold. Nearly half of everything that changed hands was detached, so the village median is mostly a detached-house price with a run of semis holding it down.
The official house price index for the wider area rose about 2% in the year to May 2026, a small change that barely beats standing still. Flat prices in the same index fell about 2%, a drop Middleton Cheney hardly feels, with flats making up just 3% of its homes. Over five years the index is up about 16%.
Band C is the most common council-tax band here, and about 22% of homes sit in bands A or B. West Northamptonshire Council charges about £2,487 a year at band D, the bill most readers can hold up against their own.
At about £1,070 a month in April 2026, the typical private rent quoted for West Northamptonshire is an authority-wide mean from the Office for National Statistics index, up about 4% on a year earlier. Across that district, one-bedroom homes average about £740, two-bedroom about £940, three-bedroom about £1,150 and four-bedroom or larger about £1,670. The three- and four-bedroom figures are the ones that matter in a village built around them. Finding one to rent is the harder part, though, because about 10% of households here rent privately.
The Office for National Statistics models gross household income for the area at around £61,700 in the financial year to March 2023, before tax. On two decent salaries and a deposit, a semi at around £310,000 is within reach. On one income, the detached end is a long stretch. The income figure is also three years older than the prices it is being set against, and the index has put on about 16% in five years.
Of the sales the Land Registry and the energy register can match, about 90% of the total, the median price works out at about £3,825 a square metre, behind a typical floor area of about 94 square metres. The energy certificate for any house you view will give its floor area. Set that against the asking price before you let the garden do the talking.
The 2021 Census puts three-bedroom homes at about 44% of households and four bedrooms or more at about 32%. Two-bedroom homes make up about 19%, and one-bedroom homes about 5%. Anyone hunting for a starter flat is in the wrong village. Anyone who needs a fourth bedroom will find plenty, at a price set by everyone else who needs one too.
Middleton Cheney costs about what a family village near Banbury ought to cost, which makes it middling on price. Buyers get what they pay for, and the village offers nothing cheap to make up for that.
