Who lives in Meopham?

For anyone buying or renting in Meopham.

Meopham is mostly settled homeowners in their middle years, many of them with grown-up families. More than eight in ten own their home. The typical resident is about 50. Fewer than one in five are aged 25 to 44. Couples with children at home and people living alone are about equal in number.

All of the figures on this page come from the 2021 census, which counted about 4,720 people in Meopham in 1,939 households. About 83% of those households own their home. About 10% rent privately and about 7% rent from a council or housing association. With renters that few, a tenant here usually knows the landlord's name.

The median age is 50, and about 19% of residents are aged 25 to 44. Those are the years when most people buy a first home, start a family and move for work, and Meopham has comparatively few people at that stage. People mostly arrive in the village later in life and then stay.

The Office for National Statistics models gross household income, before tax, at about £65,000 a year across the area for the financial year to March 2023. That's household income, so in many homes it's more than one salary added together, and the figure is three years old. It's comfortable, and the tax office takes its share before any of it reaches the mortgage.

Lone-parent households make up about 8% of the village.

About 24% of households are one person living alone, and about 16% are a pensioner living alone. The pensioners are part of the larger group, not extra to it. Couples with children at home make up about 19%. In Meopham, households of one older person outnumber the families with young children who are usually assumed to fill villages like this.

About 32% of adults have a degree-level qualification, about 15% have no qualifications at all, and about 2% are full-time students. The mix is broad, and it reflects a population old enough that a fair share left school when going to university was less common.

Meopham's residents are financially secure and mostly own their homes, and that's a strong point for the village. Few people here are young, and most of the people who live here intend to stay.
