What's the area around Maida Vale like?

For anyone buying or renting in Maida Vale.

Maida Vale is surrounded by green space and water, which is unusual for somewhere this close to central London. The average front door is a short walk from a park. A canal runs along the southern edge. Proper countryside is a long way off, and most homes have little or no garden of their own. Outdoors here means parks and towpaths.

The average home in Maida Vale is about 120 metres from public green space, with about 68 green spaces within a kilometre. Paddington Recreation Ground is inside the district, and Regent's Park and Hyde Park are both within reach. For a borough better known for its West End, Westminster gives this corner a lot of grass.

The nearest water is about 340 metres from the average home, with around 38 bodies of water within a kilometre. Most of that is the Regent's Canal, which runs along the southern edge of the district to Little Venice, where it meets Paddington Basin. The canal is the district's most useful route on foot or by bike.

The National Cycle Network is nearly 5,000 metres away on average, and no postcode in Maida Vale is close to it. For cyclists, that leaves the towpath and the roads.

The valuation list, which counts premises paying business rates, includes 299 shops, 83 offices, 27 restaurants and 13 pubs among 600 rateable premises in Maida Vale. These are premises on the list, which is not quite the same as businesses trading. It is mostly shops and offices, with restaurants and pubs spread thinly through the residential streets.

Of the 188 food businesses with a published food hygiene rating, 49% have the top score of five. At the other end, 14% are rated low, so it is worth checking the rating on the door before you order.

Across the City of Westminster, fine-particle pollution averaged 9.7 micrograms per cubic metre in 2024. That is a borough-wide figure, and it includes the busy roads of the West End as well as the residential streets of Maida Vale.

The Wikipedia history describes a district laid out in the nineteenth century around Edgware Road and the canal, then filled with late Victorian and Edwardian mansion blocks. The BBC Maida Vale Studios are here, Lord's Cricket Ground is just to the east, and Little Venice runs along the canal at the southern edge. It is a residential district first, with a few things that draw visitors around the edges.

Private outdoor space works out at about 15,000 square metres of garden for every 1,000 residents, a small amount for a district where 88% of homes are flats. Many of the mansion blocks share communal gardens, so check whether any flat you are looking at includes access to one and what the service charge adds for maintaining it. Several of Maida Vale's street names come from the Hampshire estates of a landowner who married into the district's freehold, Widley and Wymering among them. For many residents, the names are the closest they get to a country garden.

No area of outstanding natural beauty, site of special scientific interest or ancient woodland overlaps Maida Vale. That is normal for central London. The district's green space is entirely parks, canal and squares.

Maida Vale's surroundings are among its best features. There is a park close to almost every home and a canal within walking distance, though anyone wanting real countryside will have to travel.
