What do houses cost in Maida Vale?

For anyone buying or renting in Maida Vale.

A typical home in Maida Vale sells for about £715,000, and that buys a flat. Houses come up so rarely that almost nobody gets to buy one. Prices have dropped sharply over the past year. Even after the fall, buying here needs either a large deposit or a second high income.

The Land Registry recorded 290 sales in Maida Vale in the year to May 2026, at a median of about £715,000. Flats accounted for 273 of them, at a median of about £700,000. The other end of the market was much smaller: 16 terraced houses sold, at a median of about £1,330,000. A family looking for a house with a garden here can expect to wait a long time for one to come up.

The house price index for Maida Vale puts the average price at about £836,000 as of May 2026, down about 23% on a year earlier. Flats on their own are also down about 23%, to an average of about £743,000. The index was up about 2% in the latest month, which is too small a move to call a recovery. Over five years, the average is down about 18%. Plenty of sellers bought at higher prices, and some of them are still asking for them.

Band D is the most common council-tax band in Maida Vale, and only about 8% of homes are in Bands A and B. Westminster's Band D bill is about £1,050 a year, which is cheap for central London.

Renting costs about £3,150 a month across Westminster, as a typical private rent in April 2026, down about 4% on a year earlier. The Office for National Statistics publishes this as an average for the whole borough, so it includes everywhere from Maida Vale to Mayfair. By size, a one-bedroom averages about £2,500 a month, a two-bedroom about £3,250, a three-bedroom about £3,830 and four bedrooms or more about £5,360. Studio and room rents are not published.

The Office for National Statistics models gross household income in Maida Vale at about £71,500 for the financial year to March 2023, before tax and averaged across the area. Against a median sale price of £715,000, that income gets a household nowhere near a mortgage without serious help. Most buyers here bring their money from somewhere else: an earlier sale, a bonus or a parent. Another 46% of titles in Maida Vale are leaseholds held by companies, so for most flats the price also depends on the lease. Ask for the remaining lease length and the last three years of service charges with the first viewing, because both affect what the flat is worth.

Of the sales that could be matched to an energy certificate, about 24% of the total, the median price was about £11,900 per square metre. The typical home behind that figure has about 75 square metres of floor space. That is a two-bedroom mansion flat with high ceilings, priced per square metre of floor and not per cubic metre of air.

At the 2021 census, 33% of homes in Maida Vale had one bedroom, 39% had two, 21% had three and 8% had four or more. Two-bedroom flats are the most common type of home in the area, so they are also the main thing for sale. Anyone needing a fourth bedroom is competing for a small minority of the stock.

Maida Vale is expensive even after a fall that would have made the news anywhere else. Buyers with the money get a flat of about 75 square metres, and very few of them get a house.
