Who lives in Lower Nazeing?

For anyone buying or renting in Lower Nazeing.

Lower Nazeing is mostly settled, home-owning households in their late forties and beyond. Eight in ten own their home. The typical resident is nearer fifty than forty. Students hardly register. People arrive here with a career already behind them and a car already on the drive.

About 81% of households own their home, according to Census 2021, the source for every population figure on this page. Private renters account for about 11% and social renters about 8%. Moving here mostly means buying, and the people already here don't seem in a hurry to sell.

The median age is 49. Adults aged 25 to 44, the years when most people buy a first home and start a family, make up only about 22% of residents. The village has young families, but the larger group is their parents, who stayed on once the children had left.

The Office for National Statistics models typical household income at about £61,300 before tax for the financial year to March 2023, averaged across a statistical area larger than the village. That is a gross figure from a few years back, and household bills come out of the net. It is a comfortable income, more often from two earners in established jobs than from anyone getting rich.

The household mix follows from that age profile. About 23% of households are one person living alone, and about 15% of all households are a pensioner living alone, part of that same group. Couples with dependent children make up about 17% of households, and lone parents about 8%. Most of the rest are couples whose children have grown up and moved out, leaving them with more bedrooms than they need.

On qualifications, about 26% of adults hold a degree and about 22% have no formal qualifications. Full-time students are about 1% of residents. The village was built by people who learned a trade, ran a business or worked their way up, and it shows in a mix that leans practical more than academic. Nobody here has to arrange the year around the start of university terms.

Lower Nazeing is a middling place by the measures most people use, a comfortable, home-owning village of people in middle age who have mostly stopped moving. A buyer who arrives with young children will find others in the same position, though the village has plenty of people who did all that some years ago.
