Is Lower Nazeing a safe area?

For anyone buying or renting in Lower Nazeing.

Yes, Lower Nazeing is safer than the district around it. Recorded crime runs about a fifth below the Epping Forest average. Joblessness is close to nil. Hardly anyone lives in an overcrowded home. Where crime does turn up, it tends to go after cars and empty houses, and less often after people.

Essex Police recorded 540 crimes in and around Lower Nazeing in the year from June 2025 to May 2026. The published rate for the area is about 61 crimes for every 1,000 residents, roughly 20% below the local-authority average.

Across the whole of Epping Forest the rate over the same twelve months was about 76 per 1,000. Both figures come from the same police data, so the gap reflects the place and isn't a quirk of counting. The district takes in busier towns, and Lower Nazeing gets credit for not being one of them.

The neighbourhood is thinly built and comfortably off. Density averages about 1,580 people per square kilometre across the area's statistical zones, unemployment is about 2%, and roughly 3% of households live in overcrowded homes. Those numbers describe a place of detached houses and long front gardens, and say nothing on their own about why crime is lower here.

The mix is where Lower Nazeing gets specific. Violence and sexual offences make up about 38% of recorded crime, against about 35% nationally, which is close to the usual share for a category that covers everything up to and including common assault without injury. The differences are elsewhere. Vehicle crime is about 12% of the local total against 5% nationally, other theft about 11% against 7%, and burglary about 8% against 4%. Anti-social behaviour runs at about 8%, half the national share of 16%, and public order offences are about 8% against 7%. Lower Nazeing has little crime aimed at people and a fair amount aimed at their property. With that much vehicle crime on the list, a buyer should look at what the house offers by way of a gated drive, lighting and a garage that actually takes a car.

Essex Police charges a suspect in about 11% of cases, against about 12% nationally, which puts it 28th of 42 forces. About 37% of its cases are closed with nobody identified. These are force-wide figures for the whole of Essex, and they say nothing about the village's own crime. They answer a different question: what happens once someone has reported a stolen catalytic converter. In more than a third of cases, the answer is that it stays stolen.

Lower Nazeing is a safe place to live by the standards of its district. The risk falls mostly on what is parked outside, and much less on the people asleep inside.
