What do houses cost in Loughton?

For anyone buying or renting in Loughton.

A typical home in Loughton sells for about £530,000, but how many walls you share with the neighbours matters more than that figure. Flats go for around £330,000 and terraces about £515,000, while detached houses clear a million. Prices went up over the year, and not by enough to panic anyone.

The Land Registry recorded 336 sales in Loughton in the year to May 2026, at a median of about £530,000. By type, the 66 flats came in around £330,000, the 116 terraces about £515,000, the 108 semis around £600,000 and the 46 detached houses just over a million pounds. Terraces and semis make up most of the market. Only 46 detached houses changed hands all year, which tells you how rarely their owners feel like moving.

The official house price index for the area put the average at about £536,000 in May 2026, up about 6% on twelve months earlier. Flats rose more slowly, by about 3% over the same year. Those are past changes. The houses gained more than the flats, and the flats are the cheaper way into town.

Council tax in Loughton mostly lands in band C, and only about 12% of homes are in bands A and B, the two cheapest. A band D bill comes to about £2,280 a year, which is the line most people can hold up against what they pay now.

Renters are priced on a wider map. The Office for National Statistics index gives a typical private rent of about £1,840 a month across the Epping Forest district in April 2026, and that figure is a mean, not a median of advertised homes. By size, a one-bed averages about £1,220, a two-bed about £1,580, a three-bed about £1,930 and a four-bed or bigger about £2,870. No reliable figure exists for studios or rooms.

Affordability is where Loughton bites. The Office for National Statistics modelled median household income here at about £66,000 a year before tax in the financial year to March 2023, and that is a gross figure several years old. Set against a typical sale of about £530,000, income alone gets a buyer only part of the way, so most people arrive with equity from a previous home or help from family. The Land Registry publishes every sale, so the last price paid on the street you are looking at is a free search away.

Price per square metre gives a fairer comparison. Of the sales that could be matched to an energy certificate's floor area, about 90% of the year's total, the median was about £6,070 per square metre, and the typical floor area behind that figure was 88 square metres. Sales without a certificate are not counted, so a few of the oldest or least-traded homes are missing from it.

The 2021 census counts Loughton as a town of family-sized homes. About 36% of households have three bedrooms, 25% have two and 25% have four or more, leaving about 13% in one-bed homes. First-time buyers here are shopping from the smallest section of the stock.

Loughton's prices are middling. They are too high for a single local income to cover without savings, but a terrace or a semi is still realistic for a household that has some equity behind it.
