What do houses cost in Long Hanborough?

For anyone buying or renting in Long Hanborough.

A typical house in Long Hanborough sells for a little over £400,000. A semi is what that most often buys. Detached houses go for well over half a million. Flats barely change hands. The village sells family houses, and buyers wanting anything smaller are mostly out of luck.

The Land Registry recorded 44 sales in the year to March 2026, at a median of about £404,000. The type of house matters more than the street. Sixteen terraced houses sold at a median of £337,500, twelve semis at about £393,000, and thirteen detached houses at £550,000. Only three flats sold all year, at a median of £230,000, which tells you there is barely a flat market here at all. Detached buyers here mostly arrive with the proceeds of their last house already counted.

The official house price index for the area fell 2.4% in the twelve months to May 2026, to an average of about £417,000. Flats in the same index fell further, by about 5%. A 2.4% dip is small, and it has the useful effect of giving a buyer something to mention when making an offer.

Council tax is mostly band D, which covers more homes than any other band, and only about 10% of homes are in bands A or B. A band D bill comes to about £2,570 a year. Cheap starter homes in low bands are rare here, so it is hard to save on running costs by buying small.

Renting is a West Oxfordshire question more than a village one: the district's mean private rent was about £1,270 a month in April 2026, an average from the Office for National Statistics index, not a median of advertised lets. By size, the district averages run to about £930 for one bedroom, £1,180 for two, £1,480 for three and £2,040 for four or more. A three-bedroom house is the typical village home, so the three-bedroom figure is the one to compare against a mortgage.

Income is high, but not high enough to make prices easy. The Office for National Statistics models median household income at about £73,000 for the financial year to March 2023, averaged across a wider area that includes the village. That is gross pay, before tax, and it is three years old. A median price above £400,000 still needs two good salaries or a lot of equity from a previous house. Plenty of buyers here have both, which is how the prices hold.

Of the sales that could be matched to a floor area on an energy certificate, about 86% of the year's total, the median price was about £4,600 per square metre, for a typical home of about 90 square metres. When a detached house is advertised well above the village median, check the floor area on its energy certificate. That shows whether the extra money buys extra space or just the word "detached".

The 2021 census shows what is available. About 43% of homes have three bedrooms and 31% have four or more. Two-bedroom homes make up about 20% and one-bedroom homes about 6%. Buyers wanting their first one-bedroom place will spend their weekends refreshing a search that hardly ever changes.

Long Hanborough is middling on price. The houses are well built, family-sized and fairly priced for what they are, but the village has almost nothing at the cheap end.
