What do houses cost in Lechlade-on-Thames?

For anyone buying or renting in Lechlade-on-Thames.

Houses in Lechlade-on-Thames cost about half a million pounds in the middle of the market, which is full Cotswold money for a town on the Cotswolds' edge. Detached houses go for about £620,000. Terraces go for around £300,000. Four in ten homes have four bedrooms or more. Most of what buyers pay for here is space, and there's plenty of it.

On the Land Registry's figures for the year to May 2026, the median sale price was just under £500,000, from 33 sales. Detached houses made up 16 of those, at a median of about £620,000. The 12 terraces had a median of about £306,000. Three semi-detached houses sold for a median of around £250,000, a sample small enough that one odd sale would change it. Halfpenny Bridge is the only thing in town still priced in halfpennies.

The house price index for the area rose 3.9% in the twelve months to May 2026, putting the index average at about £408,000. Flats rose 0.7% over the same year, which is barely any change. Flats are only 7% of homes here, so few people noticed either way.

The most common council-tax band is F, and only 23% of homes are in bands A or B. A Band D bill comes to about £2,390 a year and Band H to about £4,780, and 50 homes in the town fall into Band H. The council's valuation list publishes the band for every address, so look up the band for the exact house you're viewing, because in a town where F is the norm, the bill for a large detached house can be well above the Band D figure.

Private renters across Cotswold district paid a mean of about £1,260 a month as of April 2026, up about 8% on a year earlier. By size, the Cotswold district figures are about £880 for a one-bed, £1,110 for a two-bed, £1,350 for a three-bed and £2,060 for four bedrooms or more. These are means from the Office for National Statistics' rent index, so they cover the whole district and are not an average of what's listed in Lechlade this week.

Modelled gross household income for the area covering the town, before tax, was about £58,700 in the financial year to March 2023. Set against a median sale price just under £500,000, that leaves the typical house out of reach for a household relying on local income alone. Buyers who make it work usually bring equity with them.

For the sales that could be matched to an energy certificate, 85% of the total, the median price was about £4,320 per square metre, and the typical floor area was 111 square metres. So the typical home here is a decent size, and so is the price per square metre.

The 2021 census bedroom count matches those floor areas. Of the town's homes, 8% have one bedroom, 20% have two, 32% have three and 41% have four or more. Anyone looking for a one-bed is shopping in the smallest part of the market, and it's not especially cheap either.

On price, Lechlade-on-Thames is middling. A terrace is within reach for a lot of buyers, a detached house is priced like the rest of the Cotswolds, and local wages don't stretch to the median house.
