What do houses cost in Langford, Bedfordshire?

For anyone buying or renting in Langford, Bedfordshire.

A typical house in Langford sells for about £380,000. Terraces go for around three hundred thousand. Detached houses get close to half a million. Flats hardly ever change hands. Langford is a village of family houses, and that is what you pay for.

The Land Registry recorded 47 sales in the year to April 2026, at a median of £380,000. The split by type is even, which makes it unusually readable. Fifteen terraced houses sold at a median of about £300,000, 14 semis at about £409,000 and 14 detached houses at about £489,000. Only four flats sold, at around £194,000. Moving from a terrace to a detached house costs close to £190,000 extra. That buys the bigger plot, and the village's light planning rules let you build on it.

Prices barely moved over the year. The official house price index for the area was up 1.8% in the twelve months to May 2026, with an average price of about £354,000. Flats in the same index were down 1.4%. Those are small moves either way. Owners sit tight, buyers aren't rushed, and nobody's dinner party is about house prices.

Band C is the most common council tax band, and about 14% of homes are in bands A or B. A band D home in Central Bedfordshire pays about £2,516 a year. Most of the village is in the middle bands, so the annual bill is ordinary money, neither a bargain nor a shock.

Renting is priced from the district figure. Typical private rent across Central Bedfordshire was about £1,240 a month in April 2026, a mean from the Office for National Statistics' rent index. By size, the district averages were £859 for a one-bed, £1,090 for a two-bed, £1,365 for a three-bed and £2,034 for four bedrooms or more. With so few small homes in the village, a one-bed at the district price is mostly theoretical.

On income, Langford holds up. Gross household income, before tax, was modelled at around £62,000 for the wider neighbourhood in the financial year to March 2023. A £300,000 terrace is within reach for that kind of household. The £489,000 detached house is where the deposit starts doing the heavy work. The income figure is a few years old, and house prices haven't waited for it to catch up.

Among the sales that could be matched to an energy certificate's floor area, which was about 94% of them, the median price was about £4,170 per square metre. The typical floor area behind that figure was 90 square metres, a decent family house rather than a cottage. Because only four flats sold, any flat valuation rests on almost no local comparables. If you're buying one, ask the surveyor which sales they used.

The 2021 census shows the bedroom mix leaning large. About 37% of homes have three bedrooms and 36% have four or more. Two-bedroom homes make up 23%, and one-bedroom homes about 5%. Langford was built for families with spare bedrooms, and the price list follows from that.

Houses here cost a fair price, a little better than you might expect, for a village of decent-sized family homes that you're allowed to extend. It is ordinary money, with the extra going on space you can actually use.
