About £305,000 buys the middle of Kingsbridge, which tends to surprise people on both sides of it. Flats go for a bit over £220,000. A detached house asks half a million. Everything else lands somewhere between the two. One town, two markets, and the distance between them decides whether this place reads as affordable or as steep.
The Land Registry logged 68 sales in the year to May 2026, at a median of £305,000. Underneath that: 24 terraces at about £250,000, 22 flats at about £222,500, 7 semis at £295,000, and 15 detached homes at £500,000. The terraces and the flats are what actually change hands here. The detached figures are what goes in the window.
The published house price index has the average property in the area at about £364,000 as of May 2026, down about 7% over the twelve months to that date. Flats moved further, down about 10% across the same year. Those are recorded changes rather than forecasts, but anyone who bought a flat here last spring has already done the sums without any help.
Council tax leans towards the cheaper end, with band B the most common and about 36% of dwellings sitting in bands A or B. A band D bill comes to about £2,615 a year, which is the number to hold up against whatever is leaving your account now.
Renting is measured across the whole district rather than street by street. Typical private rent across the South Hams area is about £1,000 a month as of April 2026, and that is a mean from the Office for National Statistics price index rather than a median of what is advertised in an agent's window. By size, one beds average about £730, two beds about £910, three beds about £1,120, and four beds or more about £1,610. Nothing in that list is priced like a district without a coastline.
Household income modelled for the financial year to March 2023 came to about £49,500, gross and before tax. Put that beside a £305,000 median and the position is clear enough: workable on two incomes, awkward on one, and considerably easier for anyone arriving with money made somewhere with higher wages.
Of the sales that can be matched to a floor area on an energy certificate, about 71% of them, the median price is around £3,370 per square metre, on a typical floor area of 91 square metres. That is the figure worth carrying into a viewing, because floor area is the thing being sold and the particulars will not put it first.
Census 2021 puts about 41% of households in three-bed homes, about 26% in two beds, about 20% in four or more, and about 13% in one bed. The town is built around the three bed, which is why every property search here starts looking repetitive by the second page.
On cost, Kingsbridge lands middling: cheaper than the coastline it serves would suggest, dearer than the local pay packet finds comfortable, and honest about which of those two facts you will notice first.
