What do houses cost in Kilburn, London?

For anyone buying or renting in Kilburn, London.

A home in Kilburn costs around £700,000, and at that price you are almost always buying a flat. Most of the sales are flats. Houses are rare and cost several times as much. Even the cheapest band of the market starts higher than most people's idea of a house. Kilburn is the expensive bit of London where the sensible purchase is a flat.

The Land Registry recorded 437 sales in the year to May 2026, at a median of £700,000. Flats made up 337 of them and sold for a median of £610,000. The 80 terraced houses that changed hands went for a median of £1,667,500, the 11 semi-detached houses for £3,175,000 and the nine detached houses for £2,654,000. Those last two groups are small enough that a single big sale can move the median. The middle figure of £700,000 describes a flat that costs a bit more than the typical flat, and it says almost nothing about the houses. A terraced house costs well over twice what a flat does, so wanting a garden here is an expensive wish.

Prices have eased. The house price index for the area put the average at about £806,000 in May 2026, down 6% on a year earlier, with flats down 7%. Over five years the index is down 2%, though the latest month alone was up 3%. A monthly bounce means little next to a year of decline. Either way, a buyer here is purchasing into a market that has gone sideways for half a decade, which takes the edge off any urgency a seller tries to apply.

Council tax is not cheap either. Band D is the most common band, only 17% of homes sit in Bands A and B, and a Band D bill runs to about £2,210 a year. Plenty of Kilburn flats land in a band that most of the country would associate with a family house.

Renting is the default, and the reference figures cover the whole borough. Typical private rent across Camden was about £2,720 a month in April 2026, down 4% on the year before. By size, the Office for National Statistics puts a one-bedroom home at about £1,980 a month, two bedrooms at £2,530, three at £2,950 and four or more at £3,850. Those are averages from its rent index, not the asking prices on today's listings, and there is no published figure for studios or rooms.

Local household income is high, but not high enough. The Office for National Statistics modelled gross household income, before tax, at about £73,000 across the area for the financial year to March 2023, and about £52,500 after tax. Against a typical flat at £610,000, that is a stretch for most single households and a serious commitment even for two earners. People buying here usually bring a deposit from somewhere else.

Measured by space, the median sale went for about £10,200 per square metre, with a typical floor area of 109 square metres behind it. That covers only the 43% of sales that could be matched to an energy certificate's floor area, so it is the median of the sales that can be measured, which are not all of them. With 42% of homes held by companies on leasehold titles, the lease length and the service-charge history matter as much as the square metres, and both are worth asking for early.

The homes are small. At the 2021 census, 34% of households had one bedroom, 36% had two, 18% had three and 12% had four or more. A three-bedroom family home is a minority purchase in Kilburn, and its price shows it.

Kilburn is expensive, and still expensive after a soft year. Buyers can just about get a flat here if they stretch. Houses are mostly for people who already own one somewhere else.
