Who lives in Kennington?

For anyone buying or renting in Kennington.

Kennington is mostly people in their thirties who rent, split between social tenants and private renters, with owners in a small minority. About a quarter of households own their home. Nearly half rent from the council or a housing association. The typical resident is in their mid-thirties, and more than half have a degree. A council tenancy and a well-paid job can be next door to each other on the same landing.

That is a modelled average across the area, a few years old now, and it combines a wide range of incomes in one figure. After tax, the equivalent comes to about £50,400. In Lambeth, a lot of that goes on rent.

About 37% of households are one person living alone. About 9% are single pensioners, which is a part of that same group. About 9% are couples with children and about 16% are lone-parent families. One person on their own is the most common household here, and most homes are small enough that this makes sense.

About 55% of residents have a degree, while about 14% have no formal qualifications. Only about 3% are full-time students, which is low for somewhere this close to the universities. Many people in Kennington have finished studying and are working in town.

About 85% of residents describe their health as good or very good, and about 5% as bad or very bad. Across Lambeth, preventable deaths run at a rate similar to England's, and so does smoking, at about 11% of adults. Those borough-wide comparisons are close to the national picture in both cases.

Kennington's population is middling overall: a young, educated, working district where most people rent, and where social housing is the biggest single part of the mix.
