Who lives in Istead Rise?

For anyone buying or renting in Istead Rise.

Istead Rise is lived in by homeowners in their fifties who have mostly finished moving house. Nine in ten own their home. The typical resident is 52. Barely anyone rents. This is a village of people who have already done their house-hunting and are now working on the extension.

The 2021 Census counted 3,398 people in Istead Rise across 1,378 households, and it is the source for every population figure on this page. About 92% of households own their home, about 7% rent privately and about 1% rent from a social landlord. With renting that rare, a tenant hoping to move in is mostly waiting for an owner who isn't in a hurry to leave.

The median resident is 52, and people aged 25 to 44 make up about 18% of the population. The village has plenty of people who have raised their families and fewer who are still starting one.

The Office for National Statistics models typical household income for the wider area at about £64,500 before tax, for the financial year to March 2023. That is a comfortable figure for keeping two cars on the drive and the heating on without a family meeting, and it is now a few years old and counted before the tax and the mortgage are taken off.

Households come in a few familiar shapes. About 21% of households are one person living alone, and about 16% of all households are a pensioner living alone, part of that same group. Couples with children make up about 20% of households and lone parents about 7%. The rest are mostly couples whose children have grown up or never arrived, which fits a place where three and four bedrooms are standard and the bedrooms outnumber the people.

About 24% of residents hold a degree-level qualification, about 18% have no formal qualifications, and full-time students make up about 2%. It is a mixed, practical set of qualifications, and with no college or campus anywhere in the village, nobody's September involves a van full of duvets.

As neighbours go, Istead Rise offers about as stable and comfortable a set as a buyer could hope for. The people next door own their house, are likely to stay, and can afford to keep it well.
