What's the area around Istead Rise like?

For anyone buying or renting in Istead Rise.

The area around Istead Rise is green, close at hand and refreshingly free of fuss. Most front doors are a short walk from public green space. Water is further off. The history and the listed manor houses belong to the villages round about. Istead Rise supplies the houses and leaves the scenery to the neighbours.

Green space is everywhere you look. The average home in Istead Rise is about 215 metres from the nearest public green space, with around five within a kilometre. Nobody here has to plan a trip to find grass.

Water takes more effort. The nearest river, lake or pond is about 1.3 kilometres from the average postcode, and the typical home has almost none of it within a kilometre. The village was built for gardens and garages, and neither needs water.

The National Cycle Network passes about 1.4 kilometres from the average postcode, and none of the village is close enough to count as on its doorstep. There is no ancient woodland inside the area.

The rated-premises count for the area lists 36 shops, 11 pubs and 5 restaurants. That is a respectable spread for a place this size, and the pubs comfortably outnumber the restaurants, which tells you how most evenings out here start.

The character comes from what surrounds the village. Cobham, Southfleet, Luddesdown and Hook Green near Meopham all have conservation areas, and the listed buildings round about include Nurstead Court, Owletts and Cobham College. Further back still are the Springhead Roman site and Neolithic sites near Ebbsfleet. Longfield and New Barn, over the boundary in Dartford, are the nearest neighbours on the other side, with Gravesend the town everyone ends up in. The Romans chose Springhead and the post-war builders chose Istead Rise, and only the second lot thought about where to put the car.

Private gardens are generous. Across the village there are about 178,000 square metres of private garden per 1,000 residents, which in a place of semis, bungalows and detached houses means most people have a decent patch of their own. Public green space a short walk away is a bonus, not a substitute.

The business rates list carries 19 rateable premises in Istead Rise, and the most common type is communication stations, 7 of them. These are premises on the valuation list, which is not the same as businesses trading on a high street, and the rest are spread thinly across a dozen other categories. In a village where nearly a third work from home, the phone masts are the busiest commercial tenants.

No area of outstanding natural beauty, site of special scientific interest or ancient woodland overlaps Istead Rise. It is ordinary countryside without the special protections, which also means no extra layer of rules for anyone wanting to change their house or garden.

The surroundings are one of the best things about Istead Rise. Green space is a few minutes from almost every home, private gardens are big, and the countryside villages round about do the heritage work for free.
