A typical house in Innsworth sells for about £290,000. A semi costs about the same. A detached house costs about half as much again. Flats barely come up at all. It is a place where the price of the ordinary family house is the price of the place.
The Land Registry recorded 130 sales in the year to May 2026, at a typical price of about £290,000. Detached houses went for about £420,000, semis for about £292,000 and terraces for about £231,000. Only nine flats sold, at a typical £160,000, so anyone shopping for a flat here will spend more time waiting than viewing.
The official house price index for the area was up 6% over the twelve months to May 2026, with the average at about £327,000. Flats rose 2% over the same year. Anyone waiting for the semis to come back down to earth has had a disappointing twelve months.
Band C is the most common council tax band here, and about 40% of homes sit in bands A or B. Tewkesbury Borough's band D bill is about £2,341 a year, which is the number to hold your current bill up against. Much of the stock went up in a hurry after the Second World War, some of it prefabricated or poured as "no fines" concrete and later refaced in brick, so ask the surveyor which kind of construction is behind the brick on any house you like, because the answer can change who will lend on it.
Private rents are only published for the whole of Tewkesbury borough, where the typical figure was about £990 a month as of April 2026. Across the borough, that averaged about £670 for a one-bedroom home, £885 for two bedrooms, £1,120 for three and £1,610 for four or more. These are averages from the Office for National Statistics rent index, so a handful of large rural lets pull them around more than a typical asking price would.
Gross household income, before tax, was modelled by the Office for National Statistics at about £59,000 in the financial year to March 2023 across the two neighbourhood areas covering Innsworth. Set against a typical sale of about £290,000, a couple on that income can reach a terrace or a semi here without heroics, and a detached house is where the mortgage calculator starts to argue back. The income figure is three years old, and the prices have moved on since.
Across the sales that could be matched to an energy certificate, about 97% of them, the typical price came to about £3,700 per square metre, for a typical home of about 83 square metres. That is a family house of sensible size at a sensible rate, and the rate applies to post-war brick, so no premium for cornicing comes with it.
At the 2021 Census, about 52% of homes had three bedrooms, 21% had two, 18% had four or more and 10% had one. Half the place is the three-bedroom house, which goes some way to explaining why the semi price and the town price keep turning out to be the same figure. Give or take a conservatory, the house you view will be about 83 square metres, and so will the one next door.
Houses in Innsworth cost a fair price for what they are, and that is one of the place's better points. Family houses here are within reach of a local income, which is more than the Gloucester side of the county can always say.
