Is Ingatestone a good place to live?

For anyone buying or renting in Ingatestone.

Ingatestone wants about £605,000 for a typical home, and that one figure decides who ever gets to enjoy the rest of it. Seven in ten households own. Crime runs well below the borough's. The bungalows outnumber the terraces. It is a village that pays off handsomely for the people already inside and keeps everyone else waiting at the door.

The Land Registry recorded 69 sales in the year to May 2026, with a median of about £605,000. Detached houses went for around £830,000 across 26 sales, semis for about £543,000, terraces for about £540,000, and flats for around £300,000 across just nine sales. Semis and terraces fetched almost exactly the same money, so the extra wall comes free and the shared one earns no discount. Band D is the most common council-tax band, and only about 6% of homes sit in the two cheapest bands. Even the council tax keeps no cheap seats.

Renting is no back door. The typical private rent across Brentwood borough was about £1,610 a month in April 2026, a figure for the whole authority that the village's own rents may run above or below. Around a quarter of Ingatestone households rent, so the queue for those homes is short only because there are so few of them.

On the council-tax valuation list, detached houses make up about 29% of homes, semis 26%, bungalows 16%, flats 15% and terraces 14%, with about a fifth built before 1930. Bungalows outnumbering terraces is the kind of detail a retirement plan notices long before a first-time buyer does. Among homes with an energy certificate, band D is the commonest rating at about 45%, with 41% at C or better and 14% at E or below. Mains gas heats about 83% of homes.

Crime is where the place earns its keep. Police figures for the year to May 2026 put the rate at about 47 crimes per 1,000 residents, roughly 38% below the Brentwood borough average. Sir William Petre, who bought the manor from the Crown after the Dissolution and built Ingatestone Hall, would recognise the arrangement: plenty of money, sturdy walls, very little trouble at the gate.

About 72% of households own their home and the median age is 46. The Office for National Statistics models household income at about £74,000 before tax for the financial year to March 2023, averaged across the wider area. Even at 46, the typical resident counts as young next to the Star Inn on the High Street, which has been serving since the fifteenth century.

Flooding needs reading carefully, because two measures disagree. In the Environment Agency's river-and-sea flood zones, about 2% of the area falls in the highest zone and about 1% in the next one down. Count postcodes on at least one flood indicator including surface water, though, and about 29% carry a high rating, 21% medium and 44% low. The river maps look calm. The rain that has nowhere to go is the measure doing the worrying.

Green space is close, about 200 metres from the average front door, with roughly ten green spaces within a kilometre and water around 340 metres away. Walking the dog here is short work, and the farmland around Fryerning and Stock does the rest.

Ingatestone Rail Station is on the Great Eastern Main Line into London Liverpool Street, with Shenfield and Brentwood stations a short drive south. At the 2021 census about 8% of working residents commuted by train, 36% drove and 46% worked from home. A village that grew up as a coaching stop on the Essex Great Road and then as a railway commuter stop now has almost half its workers making no journey at all. About 96% of premises can get superfast broadband and about 51% gigabit. The 14 bus stops average about 108 scheduled weekday departures each.

Heritage comes with paperwork. There are 67 listed buildings, three of them grade I, four grade II* and 60 grade II, and three conservation areas: Fryerning, the High Street and Station Lane. Owning one of those means asking permission for changes most homeowners make on a whim. Henri Chopin, the sound poet, lived in an old house by the railway station through the 1970s and 1980s, and anyone hoping to make that much noise near Station Lane today will make it with the planning department first.

For younger children, Ingatestone Infant School and Ingatestone and Fryerning Church of England Junior School are the local names. Across the four primary schools in the area's postcode districts, the average end-of-primary maths score was about 107, and the one secondary school in those districts posted an Attainment 8 score of about 56. Ofsted's tally of 218 good or better out of 246 graded settings covers the whole of Essex, so it says as much about Colchester's classrooms as anything at the end of Fryerning Lane.

This page also covers Blackmore, Fryerning and Stock, the smaller villages strung around Ingatestone that share its schools, station and price bracket. Sarah Miles, the actress, and her director brother Christopher Miles were born here, and the naturalist Sheffield Airey Neave chose the village for his retirement, which tells you which end of a career it tends to reward.

Ingatestone is right for families with equity to move, downsizers who want a bungalow near a station, and anyone working from home who wants a safe village with a pub older than most countries' constitutions. First-time buyers on one income and renters hunting for a bargain should look further down the line.

The price is the catch. A typical £605,000 sale, and £830,000 for the detached houses that set the tone, means the low crime, the green space and the station are paid for in full and in advance. For buyers who can clear that bar, Ingatestone repays it better than most of what that money buys. Everyone else gets to admire the Star Inn from the car park.
