Hughenden Valley is home to settled, comfortable owners in middle age, and very few of them rent. Nine in ten own their home. The typical resident is in their early fifties. Household incomes are high. Almost half have a degree. It's a village of people who've already arrived where they were going.
About 93% of households own their home, and only about 5% rent privately. Social renting covers about 1%. Anyone hoping to rent here first and decide later will find almost nothing to rent.
All population figures here come from the 2021 Census, which put the typical resident's age at 52, with only about 16% of residents aged 25 to 44. The younger households that do make it in are the ones who could buy at Chilterns prices before 45, which is a short list.
Household income for the area was about £81,840 a year before tax in the financial year to March 2023, a modelled figure averaged across the surrounding neighbourhood. Before tax it reads like comfort. After tax and a Chilterns mortgage, it reads more like a budget.
Couples with dependent children make up about 23% of households and lone parents about 5%. Families are present without being the majority, and the rest is mostly couples whose children have grown up and moved out.
About 16% of households are one person living alone, and about 12% are a pensioner living alone, a group that sits inside that 16%. Most of the people living alone here are older residents who stayed on in the family house.
About 48% of residents hold a degree-level qualification, about 9% have no qualifications and around 1% are full-time students. The students who do show up are mostly back from somewhere else for the holidays.
At the 2021 Census about 88% of residents described their health as good or very good. Buckinghamshire as a whole does better than England on deaths considered preventable, and the county's smoking rate, at about 8%, also comes in better than the England figure. The valley gets that county standing alongside its own.
The people here are one of the valley's strengths: owners, mostly in work, well qualified, healthy and comfortably off. If you want neighbours who are staying put and will notice who's new, this is the place.
