What do houses cost in Hounslow?

For anyone buying or renting in Hounslow.

The typical Hounslow home sells for about £424,000, and that middle figure hides two very different markets. Flats go for under £300,000. Semis go for over £600,000. Prices dipped over the past year. Hardly anyone buys the median home. They buy a flat or a semi, and the gap between those two is the whole market.

The Land Registry recorded 152 sales in Hounslow in the year to mid-May 2026, and the median price was £423,750. Flats made up the biggest group, with 68 sales at a median of £294,500. The 36 terraced houses sold at a median of £500,000 and the 41 semis at £610,000. The seven detached sales came to a median of £520,000. Detached homes are so scarce here that the semi is the town's most expensive house type, at least until the eighth one comes up for sale.

The house price index for the Hounslow area put the average at about £501,000 in May 2026, down about 2% on twelve months earlier. Flats fell further, about 5%, to an average of about £338,000. Over five years the index is up about 5%. A 2% dip won't help a cash buyer much. The 5% off flats is the one change that gives first-time buyers a little room to negotiate.

Band D is the most common council-tax band here, and Hounslow council charges about £2,190 a year for it. Only about 13% of homes are in bands A or B, the two cheapest. Find out the band on any home you view, because a flat in a converted house can be in a different band from the identical flat next door, and it's easier to ask now than to appeal later.

Across the London Borough of Hounslow, private rent averaged about £1,920 a month in April 2026, up about 3% on the year before. That is a mean from the Office for National Statistics index, covering the whole borough. By size, the same index puts a one-bed at about £1,560, a two-bed at about £1,920, a three-bed at about £2,200 and a four-bed or bigger at about £3,040. There is no published figure for studios or rooms.

The Office for National Statistics models median household income in Hounslow at about £75,700 a year before tax, for the financial year to March 2023. That figure is modelled and a few years old, and tax comes off it. A household on that income can look at a flat at about £295,000 and run the numbers with a straight face. A semi at £610,000 is a two-salary, long-mortgage decision, and the people buying semis here know that.

For the sales that could be matched to an energy certificate, 92 of them or about 61% of the year's total, the median price was about £5,600 per square metre. The typical floor area behind those sales was 88 square metres, about the size of a decent three-bed semi or a large flat. The other 39% of sales had no certificate floor area to measure against, so this figure covers only the homes that could be checked.

At the 2021 census, about 21% of homes in Hounslow had one bedroom, 28% had two, 31% had three and 19% had four or more. Three-beds are the most common size, but they are the homes that come up least often in the flat-heavy sales figures. Family buyers will find plenty of three-beds in the town and far fewer of them for sale.

Hounslow is middling on price. Flats are within reach of an ordinary London income. Houses need the kind of deposit that makes buyers look at the one-bed listings again.
