What do houses cost in Horam?

For anyone buying or renting in Horam.

Horam is priced for people who've just sold somewhere else. The typical home goes for about £418,000. A detached house costs the best part of £560,000. Flats are rare enough to feel like a rumour. Nobody buys here on a first salary.

The Land Registry recorded 82 sales across the Horam area in the year to mid-May 2026, at a typical price of about £418,000. That middle figure hides a village that sells in two sizes: big and bigger. Detached houses made up 36 of those sales and went for around £556,000. The 26 semis came in at about £378,000. Terraces managed only 9 sales at around £320,000, and the 11 flats sold for about £180,000. The cheap end exists on paper. In practice it's a waiting list with estate agents.

Prices aren't racing anywhere. The official UK House Price Index for the area showed a fall of about 1% in the twelve months to May 2026, which is small enough to be noise and too small to haggle on. Flats did worse, down about 4% over the same year. That matters mainly to the handful of people who own one. Sellers holding out for last year's number are working from a figure only a point out of date.

Council tax is sized to the houses. Band D is the most common band in the Horam area, and only about 14% of homes sit in Bands A or B. On Wealden's figures a Band D home pays about £2,730 a year, the number to hold up against your current bill before the move looks cheaper than it is.

Renting doesn't get you in cheaply either. Typical private rent across the Wealden area was about £1,260 a month as of April 2026. That's the Office for National Statistics' district-wide average, a mean rather than a median, and not a Horam figure. By size, one-beds averaged about £895 a month, two-beds about £1,140, three-beds about £1,420 and four-beds or more about £2,090. There are no studio or room figures to quote. If you were hoping to test the village on a cheap let first, the four-bed number is the more realistic guide to what's on offer.

The affordability gap is where the place bites. Gross household income before tax, as modelled by the Office for National Statistics, averaged about £56,000 across the area in the financial year to March 2023. Set that against a typical sale price of about £418,000 and the mortgage calculator will have an opinion. Local wages don't buy Horam houses. Equity from somewhere else does.

By the square metre, the median price was about £4,000, behind a typical floor area of about 89 square metres. That covers about half of the sales, the ones the Land Registry figures could be matched to an energy certificate, so treat it as a strong guide rather than a census. It's a useful check when a listing has a lovely view and a suspiciously vague floor plan.

The bedroom counts match the prices. The 2021 Census found about 35% of Horam-area homes had four bedrooms or more and 36% had three. Two-beds made up about 22% and one-beds about 6%. The village was built for families with space to fill and a spare room for visitors, and it's priced as if everyone still has both.

Houses in Horam are dear, and the village doesn't apologise for it. Come with equity or come with patience.
