Who lives in Hillingdon?

For anyone buying or renting in Hillingdon.

Hillingdon is mostly home-owning families and working couples in their thirties and forties, with a fair share of older people living alone. Two in three households own their home. The typical resident is under 40. About four in ten adults have a degree. It is a middle-of-the-road suburb that pays its mortgage on time.

About 67% of households own their home, and about 22% rent privately, with another 10% renting from a social landlord. Ownership is the norm here, and private renting is a sizeable minority alongside it.

The typical resident is 39, and about 30% of people are aged 25 to 44. Every figure on this page comes from the 2021 census, which counted about 41,900 people living here. The middle of the age range carries the place, and younger adults and pensioners are both outnumbered.

The Office for National Statistics models average household income here at about £81,000 a year before tax, for the financial year to March 2023. After tax it comes to about £53,000. That is a solid income for a family, and in a borough where most of the houses are semis, it goes on the mortgage.

The households are a mix of families and people living alone. Couples with children make up about 25% of households, lone parents about 11%, and people living on their own about 24%. About 11% of households are a single pensioner living alone, and that group is counted inside the 24%. These households are spread fairly evenly across Hillingdon, with no single type dominating.

About 42% of adults hold a degree, about 15% have no qualifications and about 2% are full-time students. The U2 bus runs from Uxbridge out to Brunel University, but most of the student population rides past Hillingdon on the bus.

About 86% of residents describe their health as good or very good. Across Hillingdon borough as a whole, the preventable death rate is better than England's and the smoking rate is similar to the national one.

Hillingdon's population is solidly average for the area, with no clear lean either way. It is a suburb of working families who own their homes and would rather the place stayed just as it is.
