Homeowners heading into their fifties, mostly in family houses their families have started to leave. More than eight in ten own their home. The typical resident is in their late forties. One household in six is a pensioner living alone. Hextable is a village where the children's bedrooms outlast the children.
About 84% of Hextable's households own their home, with about 9% renting privately and about 6% renting from a council or housing association. People who buy here mostly stay. Christopher Casstine arrived as an orphan at the Homes For Little Boys, stayed on to open a photography studio on the main road, and ended up with a road named after him, Casstine Close.
The typical resident is about 48, and people aged 25 to 44 make up about 22% of the population. That is the age bracket that buys the three-bedroom semis and fills the primary school, and here it is the smaller part of the population. The rest are past the stage of buying and well into the stage of staying put.
Household income in and around Hextable averaged about £66,000 before tax in the financial year to March 2023, on the Office for National Statistics' modelled figures for the two surrounding middle-layer areas. That is comfortable money for anyone who bought years ago with a mortgage that has since shrunk. For a first-time buyer starting now, it buys a long conversation with a mortgage adviser.
About 8% of households are lone parents with children, a modest share for a village built around family houses.
All of these population figures come from the 2021 Census, which counted about 4,730 people in 1,934 households. About 26% of households are one person living alone, and about 16% of all households are a single pensioner, which is part of that one-person group. Couples with children make up about 20% of households. Put together, Hextable has almost as many people living alone as it has couples with children, and the pensioners living alone account for most of the gap between the two.
About 29% of adults hold a degree or equivalent qualification and about 17% have no formal qualifications, while full-time students are about 1% of residents. That is a mix of graduate careers, trades and long working lives that started before university was the default. The student share is low, which fits a village whose teenagers leave for school every morning and, from the look of the numbers, for university later on.
Hextable is home to established, mostly older owners on comfortable incomes, and its stable, well-off population is one of the stronger things about the village.
