What do houses cost in Hersham?

For anyone buying or renting in Hersham.

Around £590,000 buys the typical Hersham home. Flats go for roughly £300,000. Detached houses go for over a million. Prices have hardly moved in a year. Hersham has stopped going up without showing any interest in coming down.

The Land Registry recorded 144 sales in Hersham in the year to May 2026, at a median of £590,000. That middle figure covers a very wide spread. The 21 flats sold at a median of £300,000, the 32 terraced houses at about £539,000, the 62 semis at about £652,000 and the 29 detached houses at about £1,060,000. Semis made up the biggest share of sales, and their median is the closest thing to the village's going rate. A buyer working from the headline median will find it buys a terrace, and they will spend the first few viewings learning what a semi costs.

The official house price index for the area moved 0.2% down in the twelve months to May 2026, which is about as small as a published change gets. Flats did a little worse, down about 2% over the same year. For a first-time buyer that is a small mercy. For someone who bought a flat in 2025 expecting it to be their stepping stone, the step has got slightly shorter.

Band D is the most common council-tax band in Hersham, and only about 10% of homes are in bands A or B. Elmbridge's band D bill is about £2,560 a year, the figure to compare against wherever you live now. The cheap bands barely exist here, so most buyers can assume their bill starts at band D and goes up.

Across the whole of Elmbridge, the typical private rent comes to about £1,830 a month as of April 2026. That is a mean from the Office for National Statistics rent index for the borough, down about 3% on the year, and Hersham's own rents could run either side of it. By size, the same borough figures run from about £1,220 a month for a one-bed to about £1,540 for two bedrooms, £1,870 for three and £2,800 for four or more. No figures exist for studios or single rooms.

The Office for National Statistics models average gross household income in Hersham, before tax, at about £75,000 a year for the financial year to March 2023. That figure is three years old, and £590,000 is the figure it has to stand next to. Even two good salaries need a large deposit or a long mortgage, and the households doing it on one income are mostly the ones who sold somewhere else first. Mortgage advisers in Hersham have no trouble filling a diary.

On the sales that can be matched to an energy certificate's floor area, which covers about 86% of the year's sales, the median price came to about £6,100 per square metre. The typical floor area behind that figure is about 99 square metres, which is a family house of ordinary size and nothing grander. If the particulars give a floor area in square feet and the price per square foot looks unusually good, ask for the certificate. The floor plan and the energy certificate usually disagree in the seller's favour.

The 2021 Census counted bedrooms across Hersham's households: about 11% with one, 21% with two, 37% with three and 32% with four or more. Three bedrooms is the local standard, and the four-bed share is big enough that a family upsizing has real choice. The one-bed buyer has the thinnest market in the village and will hear the word "rare" about homes that are simply small.

Hersham costs what a family home costs in Elmbridge, which puts it in the middle for value. It is cheaper than the grand addresses nearby, and it is still expensive for anyone not bringing equity from a sale.
