Who lives in Hendon?

For anyone buying or renting in Hendon.

Hendon is mostly young working adults, many of them renting and fairly well paid. Owners and private tenants are close to level. The typical resident is in their mid-thirties. Nearly half have a degree. A lot of them won't still be here in ten years.

Census 2021, the source for every population figure on this page, put about 45% of Hendon's households as owner-occupiers and about 46% as private renters, with another 8% in social housing. Almost every street, then, is roughly half people who chose it for good and half people who chose it for now.

The median resident is 35, and about 33% of residents are aged 25 to 44. Those are the years of first jobs, first flats and first children, and Hendon has all three in large numbers.

Modelled household income for Hendon was about £72,500 a year before tax in the financial year to March 2023. That's a healthy figure, though it was measured three years ago and London rents take a large share of it.

About 29% of households are one person living alone, and about 9% are a pensioner living alone, a group counted within that 29%. Couples with dependent children make up about 20% of households and lone parents about 11%. Hendon has a fair number of families, but far more one-person flats than family homes.

About 47% of residents aged 16 and over hold a degree-level qualification, about 17% have no formal qualifications, and about 4% are full-time students. Middlesex University is based here, yet students are only a small share of the population. Hendon isn't a student town. The degrees mostly belong to people who studied elsewhere and moved here for work.

At the census about 87% of Hendon's residents described their health as good or very good. Across the London Borough of Barnet, the rate of deaths from preventable causes is better than the England average, and smoking, at about 9% of adults, is similar to it. Those two are borough measures, and neither is specific to Hendon.

Hendon's population is young, educated and fairly well paid, but more transient than an established neighbourhood would be, because so much of it rents. It's a place many people pass through rather than settle in.
