What do houses cost in Hendon?

For anyone buying or renting in Hendon.

A typical home in Hendon sells for about £560,000, though what you actually pay depends on whether it has its own front door. Flats go for about £366,000. Semis cost close to three-quarters of a million. Detached houses cost over a million. The postcode is the same, but those are two different markets.

The Land Registry recorded 148 sales in Hendon in the year to mid-May 2026, at a median of about £557,500. Flats made up 61 of those sales, at a median of about £366,000. The 29 terraced houses went for about £590,000, the 37 semis for about £725,000 and the 21 detached houses for about £1,100,000. The step from flat to terrace costs more than the step from terrace to semi, and that's the price of a staircase you don't share.

The official house price index put Hendon's average at about £591,000 in May 2026, down about 4% on a year earlier. Flats fell further, by about 6%. The latest month was up by under 1%, which is too small to call a turn. Over five years the index average is up about 3%, about as close to standing still as London prices come. If a flat's asking price was set a year ago, look up what flats in the same block have sold for since on the Land Registry's price-paid record.

Band D is the most common council-tax band here, and Barnet charges about £2,133 a year for it. Only about 12% of homes are in the two cheapest bands, A and B, so few buyers get a small bill to go with a small flat.

Barnet's typical private rent was about £1,930 a month in April 2026, up about 4% on a year earlier. That's a mean from the official rent index, worked out across the whole borough, and Hendon has no figure of its own. By size, the borough averages were about £1,490 for one bedroom, £1,840 for two, £2,230 for three and £3,170 for four or more. Borough rents went up in the same year Hendon's flat prices went down, and landlords can read that either way.

Modelled household income across Hendon averaged about £72,500 before tax in the financial year to March 2023, and about £49,000 once tax came out. On that money a flat here is a stretch most households can manage. A semi needs a second income, a large deposit or a generous relative. The income figure is three years old and the prices are this year's.

Of the sales that could be matched to an energy certificate's floor area, about 68% of the total (100 homes), the median price was about £6,200 per square metre. The typical matched home had about 121 square metres of floor space. The other third of sales aren't in that figure, so the true market-wide rate could be higher or lower.

At the 2021 census, about 20% of Hendon's homes had one bedroom, 30% two, 24% three and 27% four or more. One-bedroom homes are the smallest share of the stock, and the cheapest way in.

Hendon's prices are middling for what they buy. A flat is within reach on a decent income. A house needs either a second income or help from family.
