What do houses cost in Hastings?

For anyone buying or renting in Hastings.

A typical Hastings home sells for about £282,000. Flats go for well under two hundred grand. Detached houses clear four hundred. Prices have slipped over the past year, not climbed. For once, the buyer gets to be the picky one.

The Land Registry's twelve months to the end of May 2026 recorded 983 sales at a typical price of about £282,000. By type, the 288 flats sold for around £170,000, the 268 terraces for £270,000, the 218 semis for £310,000 and the 209 detached houses for £410,000. The gap between a flat and a terrace is where most first-time buyers end up doing sums on the back of an envelope. In a town where flats are the biggest single slice of the housing, that's a common argument at kitchen tables.

The house price index for the Hastings area put the average at about £237,000 in May 2026, down about 4% on a year earlier. Flats fell further, down about 6% on the index over the same year. Over five years the index moved up about 1%, which in property terms counts as standing still. That's not a crash. It's a market where the estate agent's "lots of interest" deserves a follow-up question.

Band A is the most common council-tax band, and bands A and B together cover about 60% of homes. A band D bill here runs to about £2,680 a year, the figure to hold against whatever you pay now. The cheap bands follow the cheap stock, so council tax tends to agree with the asking price rather than argue with it.

For renters, the typical private rent across the Hastings area was about £1,010 a month as of April 2026, up 2% on a year earlier. That's a borough-wide average from the Office for National Statistics rent index, not the going rate for any one street. By size, it runs to about £700 for a one-bed, £900 for a two-bed, £1,100 for a three-bed and around £1,520 for four bedrooms or more. There's no reliable figure for studios or single rooms, so any listing quoting one is making its own case.

Average gross household income, before tax, was about £46,700 in the financial year to March 2023, as modelled across the town's neighbourhoods. Set against a typical sale of about £282,000, that puts a flat or a terrace within reach of an ordinary two-income household with a deposit. The detached house on the hill is where the maths starts asking for a second opinion.

Of the sales that could be matched to an energy certificate's floor area, 71% of the total, the median price came to about £3,480 per square metre, with a typical home of around 87 square metres behind it. That's a mid-sized family home, not a shoebox with a sea glimpse. The unmatched sales aren't in that figure, so treat it as a strong guide rather than a verdict on every street.

The 2021 Census puts about 17% of homes at one bedroom, 32% at two, 34% at three and 17% at four or more. Three-bed homes are the most common size and two-beds come a close second, so the family house search here is about choosing between plenty of options rather than fighting over the last one.

What houses cost is one of Hastings' real strengths: the prices are sensible, the stock is roomy, and right now the seller needs you more than you need them.
