What do houses cost in Harpenden?

For anyone buying or renting in Harpenden.

Houses in Harpenden typically cost around £775,000, and that is the middle of the market. Detached houses go for well over a million. A flat is the cheapest way in by a distance. Nearly half the homes have four bedrooms or more. This is a town built for big households with big budgets, and it charges like one.

The Land Registry recorded 323 sales in Harpenden in the year to May 2026, with a typical price of £775,000. The 108 detached houses that sold went for a typical £1,395,000, the 92 semis for about £878,000, the 53 terraces for £585,000 and the 70 flats for about £334,000. Detached houses were the biggest single group of sales, so Harpenden really comes in two sizes: large, and the flat people live in while saving for large.

The published house-price index for the wider area rose 3% in the year to May 2026, to an average of about £638,000, and flats in the same index rose about 1%. Both are modest moves. The detached houses here were never waiting for a boom to justify them.

Band G is the most common council-tax band in Harpenden, and only about 6% of homes sit in bands A or B. A band D home in the St Albans district pays about £2,419 a year, and plenty of homes here pay a good deal more than band D. The council-tax list and the sale prices reach the same verdict about the town without consulting each other.

Typical private rent was about £1,920 a month as of April 2026, a figure that covers the whole St Albans district and comes from the Office for National Statistics' rent index as a mean, so it describes the area more than any one Harpenden street. Broken down by size, district rents average about £1,260 for one bedroom, about £1,620 for two, about £2,000 for three and about £2,890 for four or more. Studio and room rents are not published at this level.

Household income across Harpenden was modelled by the Office for National Statistics at about £82,700 a year in the financial year to March 2023, gross, before tax, and averaged across the area. That is a strong income, and against a £775,000 typical sale it is still a stretch. The flats are where the arithmetic starts to look friendly, and the income figure is three years old and a good deal bigger before the deductions come off it.

The typical sale works out at about £7,300 per square metre, with a typical floor area of about 113 square metres behind it. That figure comes from 264 sales, about 82% of the total, the ones that could be matched to an energy certificate's floor area, so the rest are missing from it. The certificate's floor area is on the public register, so it is quick to check against the floor plan in the particulars for any house you are considering.

At the 2021 census, about 47% of Harpenden's households had four or more bedrooms, 28% had three, 18% had two and 7% had one. In Harpenden, downsizing means giving up a guest room.

Harpenden is expensive in every direction you look at it, and anyone hoping for a bargain will find the one-bedroom flat is the closest thing on offer.
