What do houses cost in Halling, Kent?

For anyone buying or renting in Halling, Kent.

About £330,000 buys a typical house in Halling, and nobody's handing out village discounts. Terraces start around three hundred grand. Semis cost a bit more. Detached houses barely come on the market. Village postcode, full Medway price.

The Land Registry recorded 29 sales in the year to December 2025, with a typical price of £330,000. Terraced houses went for about £300,000 across 11 sales, semi-detached houses for about £347,500 across 12, and the four detached houses that sold came in around £387,500. The ladder between a terrace and a detached house is short here, and at 29 sales a year it has very few rungs. Buyers waiting for the right detached house should expect a long wait and a busy viewing when one turns up.

The house price index for the area moved 0.4% down in the year to May 2026, to an average of about £293,000. That's barely a change at all, and anyone presenting it as a crash, or as a buying opportunity, wants something from you. Flats in the same index dropped about 4% over the same year, but flats make up so little of Halling that the figure matters more to the estate agent than to the village.

Band C is the most common council-tax band, and about 23% of homes sit in the two cheapest bands, A and B. A band D bill in Medway comes to about £2,330 a year, with band A at around £1,550, which gives most buyers a quick comparison with what they pay now.

There's no published rent for Halling itself. The typical private rent across the Medway area was about £1,240 a month in April 2026, up about 4% on a year earlier. That's a mean from the Office for National Statistics' rent index rather than a median of advertised lets. By size, Medway averaged about £900 a month for one bedroom, £1,140 for two, £1,340 for three and £1,830 for four or more. Studio and room rents aren't published. Landlords letting a three-bed semi by the river will quote the top of the range and keep a straight face.

The Office for National Statistics modelled average household income for the area at about £61,000 before tax in the financial year to March 2023. Against a £330,000 typical price, that's within reach for a two-income household with a proper deposit and a stretch for anyone else. The village is priced for people who already own something to sell.

The price per square metre comes out at about £4,900, based on the 28 sales, around 97% of the total, that could be matched to an energy certificate's floor area. The typical home behind that figure has about 68 square metres of floor space. That's modest, so the price is paying for the location. Measure the second bedroom before you picture a desk in it.

At the 2021 Census, about 44% of Halling homes had three bedrooms, 27% had two, 25% had four or more and 5% had one. That's a family-house market with almost nothing at the bottom. First-time buyers looking for a one-bed will find about as many here as they find parking spaces in a conservation area.

Halling's prices are middling: it isn't cheap and it isn't gouging, and the money goes on the address more than on floor space.
