Who lives in Great Dunmow?

For anyone buying or renting in Great Dunmow.

Great Dunmow is mostly home-owning families and couples in their forties and fifties, with good incomes and a car or two on most drives. Seven in ten own their home. The typical resident is in their mid-forties. Students are almost entirely absent. It is a town of people who have already done the moving and are now doing the paying off.

At the 2021 census, which is the source for every population figure on this page, about 68% of Great Dunmow's 11,636 residents lived in homes their household owned. About 16% rented privately and about 15% rented from a council or housing association. Social tenants and private tenants are about equally common here, which is less usual than it sounds for a commuter-belt market town.

The typical resident is 44, and about 25% of people are between 25 and 44. The town has more people in their forties and fifties than in their twenties, and plenty of the younger ones are the children of the older ones.

Modelled household income across the town's neighbourhoods averaged about £68,900 before tax in the year to March 2023, an Office for National Statistics estimate that is a few years old and describes the area. That is comfortable money for this corner of Essex, enough for a family semi with a mortgage and still enough to notice the council tax bill on a band E house.

The households are a mix. About 21% are couples with dependent children and about 10% are lone parents with children. The town's schools fill up from these families, and there are plenty of school runs each morning.

At the other end, about 29% of households are one person living alone, and about 14% of all households are a single pensioner living alone, within that group. A town with this many single older people and this many young families is busy at the school gates and quieter at the pharmacy queue, and both crowds share the same high street.

About 30% of adults hold a degree or equivalent and about 16% have no formal qualifications. Only about 1% of residents are full-time students. The nearest independent school, Felsted School, sits up the road, but the town has no campus, no student lets and no end-of-term traffic of parents and duvets.

Great Dunmow has a well-balanced population that reads as a strength for most buyers: established homeowners, young families and enough social housing to keep the place mixed. Anyone looking for a young, student-heavy crowd should look in a university town instead.
