What do houses cost in Great Dunmow?

For anyone buying or renting in Great Dunmow.

A typical home in Great Dunmow sells for about £395,000. Flats come in at under half that. Detached houses run well over half a million. Most of what changes hands is a family house with three or four bedrooms. The town charges for space, and it has plenty of space to charge for.

The Land Registry recorded 119 sales in the year to May 2026, at a typical price of about £395,000. Split by type, the 18 flats went for around £191,000, the 38 terraces about £333,000, the 28 semis about £408,000 and the 35 detached houses about £540,000. Detached houses sold almost as often as terraces, so the headline figure is an average of two quite different markets.

The official house price index for the area rose about 1% in the twelve months to May 2026, a change too small to get excited about either way. Flats went the other way, down about 2% over the same period. In a town with this many detached houses, the flat is the one thing on the market that got cheaper, and few people are buying one.

Band E is the most common council tax band in Great Dunmow, and only about 18% of homes sit in the two cheapest bands, A and B. A band D home pays about £2,330 a year, and most homes here are banded above D. The band on the valuation list for the exact house is easy to look up online, and is the running cost the asking price never mentions.

On the Office for National Statistics' rent index, typical private rent across Uttlesford is about £1,280 a month. By size, that district average runs from about £900 for one bedroom and £1,140 for two to about £1,430 for three and just over £2,000 for four or more. These are means across the district, so a four-bed in the middle of Great Dunmow and one in a farm hamlet are averaged together.

Household income across the area was about £68,900 a year before tax in the year to March 2023, an Office for National Statistics model averaged over the local neighbourhoods. That figure is now a few years old and comes before tax, but against a typical price of about £395,000 a local household can reach the starter end of the market. Detached houses are a different story, and the people buying them mostly brought their equity from somewhere more expensive.

Of the sales that could be matched to an energy certificate, about 79% of the total, the median price was about £4,570 per square metre, and the typical floor area behind those sales was 86 square metres. That buys a decent family-sized house, and the price per square metre is the closest thing to a fair comparison between a modern estate house and an old cottage near the Old Town Hall.

At the 2021 census, about 12% of homes had one bedroom, 23% two, 35% three and 30% four or more. One-bed homes are in short supply here, and anyone hoping to start small and trade up will find more four-bedroom houses than one-bedroom flats.

For this part of Essex, Great Dunmow prices are fair and the family houses give good value. It costs more than a town with no green space and less than a town with a station, which is about the right price.
