Who lives in Goffs Oak?

For anyone buying or renting in Goffs Oak.

Goffs Oak is mostly middle-aged homeowners who bought in and stayed. Almost nine in ten own their home. The typical resident is in their late forties. Renting barely registers. The landlords live somewhere else.

At the 2021 Census, which is the source for every population figure on this page, about 86% of Goffs Oak's households owned their home, outright or with a mortgage. About 9% rented privately and about 5% rented from the council or a housing association. Private renters are a small group here, and they mostly have to wait for a house to come up.

The typical resident of Goffs Oak is 47. Only about 22% of residents are aged 25 to 44, the years when most people buy their first home and start a family, so the village is short of young first-time buyers. Most people here bought somewhere else first and came to Goffs Oak with the money from that sale.

The Office for National Statistics models typical household income in the area at about £78,000 before tax for the financial year to March 2023, averaged across the wider area that includes the village. That is comfortable, though it measures income three years ago and before the tax man took his share. In a village where almost everyone owns, a good part of that income goes on the mortgage and the upkeep of a large house.

The households are a mix of families and smaller ones. Couples with children make up about 23% of households, and lone parents about 7%.

Living alone is almost as common. About 21% of households are one person, and that includes about 13% who are pensioners living alone. A family with children is only slightly more common than a household of one, and both live on the same roads. In a village full of three- and four-bedroom houses, many of those single residents are in a home that once held a whole family.

About 32% of residents aged 16 and over hold a degree or higher, and about 18% have no formal qualifications. Full-time students make up about 1%. There is no university and no student housing, and the village does not fill up and empty with the academic year.

Goffs Oak is a well-off, stable place, built around owner-occupiers and families. A buyer moving in will mostly be joining people who have been there a while and plan to stay.
