What do houses cost in Gillingham, Kent?

For anyone buying or renting in Gillingham, Kent.

A typical Gillingham house costs about £310,000, and the terrace is where the value is. Terraces come in under that figure. A detached house costs about half a million. A flat is the cheapest way in. Prices have barely moved in a year. For the money, you get a three-bed terrace, which is exactly what the town was built to sell.

The Land Registry recorded 1,020 sales in the year to late May 2026, at a median of £310,000. The 483 terraced houses that sold went for a median of £280,000, making them the town's main offering. The 276 semis went for £355,000, the 164 detached houses for about £500,000, and the 97 flats for £174,000. Plenty of buyers insist they'll never live in a terrace. Then they see what a semi costs and change their minds by the second viewing.

The direction of travel is flat. The house price index for the area put the average down about 0.4% in the twelve months to May 2026, which is a rounding error. It is not a crash, and nobody should treat it like one. Flats are the exception, with that index down about 4% over the same year. That's a real dent for anyone who bought a flat hoping to trade it for a house on the way up.

Council tax is kinder than the prices suggest. Band B is the most common band, and bands A and B together cover about 40% of homes. For comparison, a band D home pays about £2,330 a year and band A about £1,550. Plenty of Gillingham terraces sit in the lower bands, so the running costs are easier to live with than the asking price.

Across the Medway area, typical private rent was about £1,240 a month as of April 2026, up about 4% on a year earlier. That's an area average taken from the Office for National Statistics' rent index, not a figure for Gillingham itself or a median of listings. By size, the Medway average runs to about £900 for a one-bed, £1,140 for two bedrooms, £1,340 for three and £1,830 for four or more. Some tenants look at that three-bed rent and then at a £280,000 terrace, and start doing mortgage sums on the back of the tenancy agreement.

Modelled gross household income, before tax, averaged about £56,500 in the financial year to March 2023. Against a £310,000 median, that puts a Gillingham house within reach of a two-earner household, and a stretch for anyone buying alone. The terraces and flats are where single buyers realistically end up, whatever the property alerts on their phone say.

Of the sales that could be matched to a floor area on an energy certificate, about 92% of the total, the median price was about £3,850 per square metre. The typical home behind that figure is about 81 square metres. That's a normal family house with room for a sofa and an argument, not a mansion.

The 2021 census shows what the town is made of. About 47% of homes have three bedrooms, 24% have two, 19% have four or more and 10% have one. Nearly half the town is three-bed, so that's the fight most buyers are in, and the fourth bedroom is where the detached prices start to bite.

Gillingham is one of the better-value buys in the area. The prices sit comfortably above average for what you get, and the terrace is what makes that true.
