What do houses cost in Gants Hill?

For anyone buying or renting in Gants Hill.

A typical home in Gants Hill sells for about £512,000, and a family house costs more than that. Flats go for around a quarter of a million. Terraces come in well over half a million. Semis go higher again, on the rare occasions one comes up for sale. Half a million buys an interwar terrace and a Tube stop at the end of the road, and buyers here are paying for both.

The Land Registry recorded 106 sales in the year to early May 2026, at a median of about £512,000. That figure is an average of two different markets. The 58 terraces sold at a median of around £568,000, the 34 flats at about £261,000, and the 12 semis at roughly £610,000. Twelve sales is a small sample, and one semi with an unusually long garden can move that median on its own. The overall figure falls between the flats and the houses, and very few buyers here are actually shopping at that price.

The Land Registry's house price index for the area put the average at about £496,000 in May 2026, up 2.4% on a year earlier. That is a small rise. Flats moved the other way, down 0.4% over the same twelve months, which is close to flat. That helps a couple buying their first flat. It does less for the owner selling one to put towards a terrace, who is now selling slightly cheaper into a market that got slightly dearer.

Band D is the most common council tax band, and only about 15% of homes are in bands A or B. Redbridge's band D bill is about £2,295 a year. Ask the seller for the property's actual band. A terrace and a flat on the same road can sit two bands apart, and the difference is paid every year.

Renting costs a little under the price of a mortgage, but not by much. Across the Redbridge council area, a typical private rent was about £1,720 a month in April 2026, based on the mean in the Office for National Statistics' rent index and up 3.3% on the year. Split by size, the borough-wide averages are about £1,360 for a one-bed, £1,680 for a two-bed, £1,980 for a three-bed and £2,720 for four bedrooms or more. There is no reliable figure for studios or single rooms.

Modelled gross household income, before tax, averaged about £74,000 across the area in the financial year to March 2023, on the Office for National Statistics' estimate. That is enough for a flat. A terrace is a stretch, and it usually takes two incomes. The figure is also three years old and comes before tax, so take-home pay is lower.

Of the sales that can be matched to an energy certificate, about 77% of them, the median price was about £5,120 per square metre, and the typical floor area behind those sales was about 107 square metres. That is a full-sized family house. Buyers are paying for floor space as well as the postcode.

The 2021 Census shows what that floor space adds up to. Three-bedroom homes make up about 39% of households, four or more bedrooms 28%, two bedrooms 20% and one bedroom 14%. Most of the stock was built for families, and someone hunting for a one-bed is choosing from the smallest share of it.

On price, Gants Hill is middling. Flats are within reach of one good income, but family houses cost well over half a million and few cheaper ones come up.
