What do houses cost in Forest Hill, London?

For anyone buying or renting in Forest Hill, London.

Forest Hill's typical sale comes in at about half a million pounds, and the flats are what hold it there. A flat goes for around £410,000. A terraced house costs nearer £780,000. A semi heads towards a million. Half a million buys the average here, and the average lives upstairs.

The Land Registry recorded 324 sales in SE23 in the year to May 2026, at a median of about £504,000. Flats made up 186 of them, at about £410,000. The 93 terraced houses went for about £778,000, the 37 semis for about £975,000 and the eight detached houses for about £945,000. With only eight detached sales, one big house more or less would shift that figure further than any change in the market, so the detached price coming in under the semis tells you about a handful of front doors and very little about the shape of the place.

The official house price index for the area put the average at about £497,000 in May 2026, up 2.3% on a year earlier. Flats moved 0.1% over the same twelve months, a rounding error with a mortgage attached. A flat buyer here is not racing anyone, and the man selling the flat downstairs knows it. That is a published change over the past year and says nothing about the next one.

Council tax is gentler than the prices. Band C is the most common band on the valuation list, and about 28% of homes are in bands A or B. Lewisham's band D bill is about £2,237 a year, which is the number to hold up against whatever you pay now.

Typical private rent across the whole Lewisham area is about £1,820 a month as of April 2026, up 2.8% on the year. For flats with no recent certificate, get the floor area from the seller's own plan and the energy register, then compare it with what the same block's flats have sold for on the Land Registry. Two flats on one landing can be very different sizes.

Census 2021 counted about 20% of households in one-bed homes, 33% in two-beds, 28% in three-beds and 19% with four bedrooms or more. Two bedrooms is the commonest home in Forest Hill, and it is also the one every couple planning a family is trying to grow out of.

Houses in Forest Hill are middling value at best. Flats are within reach of a decent joint income, and anything with its own front door and a garden costs the kind of money that sends people further out along the line.
