What do houses cost in Forest Gate?

For anyone buying or renting in Forest Gate.

A typical home in Forest Gate sells for about £540,000, and almost everything that sells is a terrace or a flat. Terraces go for well over half a million. Flats come in at about a third of a million. The occasional semi costs more than a million. Most buyers get in through a flat and then spend years saving for a terrace.

The Land Registry recorded 187 sales in the year to May 2026, at a median of £540,000. Terraced houses accounted for 138 of them, at a median of about £579,000, and the 43 flats went for a median of £325,000. Only five semi-detached houses sold, at a median of about £1,196,000. With five sales behind it, that median is really just the price of five houses.

The official house price index for the local area was down 1.4% in the twelve months to May 2026, and the flat-only index fell 3.2% over the same period. Neither move is dramatic. They are small enough that nobody's sale fell through over them, and big enough for a buyer to bring up in a negotiation. Flats have taken more of the drop than the market as a whole, and that matters most to first-time buyers, who mostly buy flats.

Band C is the most common council-tax band, and about 36% of homes are in bands A or B. A band D bill here comes to about £1,944 a year. With terraces costing more than half a million, council tax is about the only big household bill that still looks like Newham.

Across Newham, the Office for National Statistics puts the average private rent at about £1,920 a month as of April 2026, and that figure is a mean from its price index for the whole borough, so it is not a median of the flats currently advertised in Forest Gate. By size, Newham averages about £1,620 a month for a one-bedroom home, £1,980 for two bedrooms, £2,190 for three and £2,660 for four or more. Studio and room rents are not published at this level.

The Office for National Statistics modelled median gross household income across Forest Gate at about £62,100 for the financial year to March 2023, before tax. Against a typical sale price of £540,000, that makes buying here a stretch even for a household on the median income, and a much bigger one for anyone relying on a single salary. The flat median of £325,000 is the only price that comes close to being within reach.

On the sales that could be matched to an energy certificate's floor area, about 86% of the last year's total, the median price was about £6,350 per square metre, and the typical home behind that figure had about 92 square metres of floor space. Those square metres are usually spread over two floors of a narrow house, so a fair share of what buyers pay for goes on the staircase.

At the 2021 census, about 18% of homes had one bedroom, 27% had two, 34% had three and 22% had four or more. The three-bedroom terrace is the standard unit here, so look at what three-bedroom houses on the same street have sold for and ignore the area median, which mixes small flats with houses worth more than a million.

Forest Gate's prices are middling. Its terraces cost serious London money, and for most first-time buyers a flat is the only realistic way in.
