Is Forest Gate a good place to live?

For anyone buying or renting in Forest Gate.

Forest Gate gives a buyer more than it takes, as long as they can live among a lot of people sharing very little space. Nearly a quarter of households are overcrowded. The neighbourhoods have slipped further down the government's deprivation ranking. Even so, most front doors are a couple of minutes from a park, and there is an Elizabeth line station in the middle of it all.

The people here are young and mostly rent. About 39% of households own their home and the typical resident is 34. The Office for National Statistics estimates median household income at about £62,100 for the financial year to March 2023. That is a modelled figure before tax, averaged across the area, and it has to cover homes that are already full, with about 23% of households overcrowded. The salary is fine. The floor plan is the problem.

The Land Registry recorded 187 sales in the year to May 2026, at a median of £540,000. Terraced houses made up 138 of them, at a median of about £579,000, and 43 flats went for about £325,000. Only five semi-detached houses changed hands, at a median of about £1,196,000. A street of terraces rarely throws up a house with a gap down one side, and buyers pay heavily for the gap. Band C is the most common council-tax band, and about 36% of homes are in bands A or B.

Renting costs about £1,920 a month across Newham, the borough-wide average private rent from the Office for National Statistics for April 2026, 7% higher than a year earlier. About four in ten households here rent privately, so that rise lands on a lot of doormats.

The housing is old and mostly in rows. On the council-tax valuation list, 52% of homes are terraced and 43% are flats, with semis at 3% and detached houses at 1%. About 78% were built before 1930. Energy certificates put about half the certificated stock in band D, 37% in band C or better and 12% in E or worse. About 76% of homes heat with mains gas, and 8% use electricity alone. The draughts were fitted as standard when the houses went up, and plenty of them are still working.

Forest Gate station is on the Elizabeth line, with trains west to Paddington and east to Shenfield, and Wanstead Park station adds the Suffragette line. There are 78 bus stops, and the 70 with timetable data average 322 weekday departures each, about 17 in the busiest hour, with every one served at weekends. Gigabit broadband reaches about 92% of premises. At the 2021 census, 25% of working residents were working from home, 11% took the bus, 10% the train and 19% drove, and about half of households have no car. Despite that, about 85% of postcodes sit near road noise of 65 decibels or more. Most of the traffic on the Romford Road belongs to somebody else.

None of Forest Gate falls in the Environment Agency's river-and-sea flood zones 2 or 3. The wider postcode indicators also count surface water, and on those about 11% of postcodes are at high risk on at least one measure and about 26% at medium. When rain lands on this many roofs and pavements it has to go somewhere, and the river maps are the wrong place to look for where it goes.

Police records give about 121 crimes per 1,000 residents in the year to May 2026, about 17% below the Newham average. Violence and sexual offences make up about 25% of the total, against 35% across England and Wales. Theft from the person runs at about 9% against 2% nationally, and vehicle crime at about 11% against 5%. Most of the crime here is aimed at pockets and parked cars.

There are 30 listed buildings: one at Grade I, one at Grade II* and 28 at Grade II. Three are on Historic England's Heritage at Risk register. Six conservation areas reach into the area, among them Forest Gate Town Centre, Romford Road and the Woodgrange Estate. Inside them, new windows, doors or front garden walls can need consent, and on the Woodgrange Estate the street has nearly as much say over the front of a house as its owner.

The nearest green space is about 160 metres from the average front door, with around 27 within a kilometre, and the nearest water is about 770 metres away. Wanstead Flats, the open southern edge of Epping Forest, is right there. It is the back garden most of these terraces never got.

Before the terraces, the area stayed rural until the 19th century, and wealthy Quaker families such as the Gurneys and the Frys kept country houses here. Since then it has produced two West Ham managers, Ted Fenton and Alan Curbishley, plus Ken Brown, who played for England, and Chris Hughton, who played for the Republic of Ireland. That is a lot of local practice at managing expectations. Clapton Community Football Club bought the Old Spotted Dog Ground, London's oldest senior football ground, in 2020.

Forest Gate is right for a young buyer or renter who wants a period terrace, a fast train and a huge open space, and who is happy to share all three with a lot of neighbours. Anyone who needs a driveway, a big garden or rooms to spare should look elsewhere, because the stock rarely offers them and charges a fortune when it does.

The difficult part is the community around the house. The government's deprivation index scores neighbourhoods in tenths, with the first tenth the most deprived. Forest Gate's average was a little over three in 2019 and a little under three by 2025. About 23% of residents have no qualifications and unemployment is about 5%. For a buyer, that means local services under pressure and neighbours with less room for manoeuvre, and they will be living with that as well as with the terrace. Forest Gate still comes out ahead of its problems, because a fast line into London and the open grass of Wanstead Flats at the end of the street are rarely found together at this price.
