Who lives in Finsbury Park?

For anyone buying or renting in Finsbury Park.

Finsbury Park is mostly people in their thirties who rent, living alongside a large group of long-term social tenants. Fewer than a third of households own their home. The typical resident is in their mid-thirties. More than half the adults have a degree. Couples with children are scarce, and lone parents are just as common.

About 30% of households own their home. Roughly 38% rent privately and about 29% rent from the council or a housing association, so private landlords and social landlords between them house about two-thirds of the area. That mix keeps the place from turning into a dormitory for one kind of tenant. If you're buying a flat in a converted house or a block, ask how many of the other flats are let and to whom, because in Finsbury Park the answer could be anything from a long-standing council tenancy to a two-year turnover of renters.

The median resident is 34, and about 45% of people are aged 25 to 44. Finsbury Park is a neighbourhood of people at the start of their careers, on their way to buying elsewhere.

The Office for National Statistics models typical gross household income, before tax, at about £73,600 across the area for the financial year to March 2023. That is an average across a mix of high-earning renters, owners and social tenants, so it describes the area better than it describes any one household. A good salary here is enough to rent comfortably and not usually enough to buy without help.

All the household and population figures here come from the 2021 Census. About 33% of households are one person living alone, and about 7% are a pensioner living alone, a group included in that 33%. Couples with dependent children make up about 13% of households, and lone-parent households another 13%. Most households have no children at all, and the park mainly gets used by adults with dogs or rugby balls.

About 58% of adults hold a degree, about 14% have no formal qualifications, and only about 3% of residents are full-time students. The graduates aren't students. They graduated a while ago, got jobs, and are still renting.

About 85% of residents describe their health as good or very good. Across Haringey, the borough's preventable mortality rate and its adult smoking rate, about 19%, are both similar to England's. On health the borough is close to the national average.

Finsbury Park is a mixed neighbourhood of renters, owners and social tenants, and on most measures it comes out middling. The renters keep it young and busy, and the social tenants keep it more mixed than most of north London.
