What do houses cost in Fairford?

For anyone buying or renting in Fairford.

A typical house in Fairford sells for about £436,000, and the type you buy changes that figure more than anything else. A detached house costs around £650,000. A semi costs about £400,000. Flats hardly come up for sale at all. The town is priced for people who are moving up the ladder, and the bottom rung is mostly missing.

The Land Registry recorded 53 sales in the year to April 2026, at a median of about £436,000. Detached houses were the biggest group, 23 sales at a median of around £650,000. There were 17 semis at about £400,000 and 10 terraces at about £327,500. Only three flats sold, at about £205,000. Three sales are too few to price a flat from, so anyone buying one should ask for comparable sales from Cirencester and Lechlade as well as from the town itself. Detached houses are both the most common sale and the most expensive, and that tells you who is doing most of the moving.

Prices are moving gently upwards. The official house price index put the average at about £408,000 in May 2026, up just under 4% on a year earlier. Flats rose by less than 1% over the same year. Neither figure is the kind of jump that should make anyone rush an offer.

Council tax is gentler than the house prices. Band C is Fairford's most common band, and about 23% of homes are in the two cheapest bands, A and B. Across the Cotswold council area a band D home pays about £2,392 a year. That is a modest bill to sit next to a house costing what a detached house costs here.

Renting is little cheaper. The Cotswold council area's typical private rent was about £1,260 a month in April 2026. That figure is a mean from the Office for National Statistics index, not a median of local listings. By size it runs to about £877 for one bedroom, £1,114 for two, £1,353 for three and £2,058 for four or more. Those district figures cover far more than this one town, and the index has no figures for studios or single rooms.

The Office for National Statistics modelled gross household income for the area, before tax, at about £58,700 in the financial year to March 2023. Against a typical sale price of £436,000, that is a stretch on one salary and hard work even on two. The income figure is also several years older than the sale prices it is being set against.

For the 37 sales that could be matched to an energy certificate's floor area, about 70% of the year's total, the median price was about £4,416 per square metre. The typical home behind that figure has about 94 square metres of floor space. Buyers are paying Cotswold prices by the square metre, and they are mostly buying family-sized space.

The 2021 Census shows what that space is. About 6% of homes have one bedroom, 25% have two, 36% have three and 33% have four or more. Fairford has plenty of room for families who are already settled and very little for a couple buying their first home.

Fairford is middling on price. It charges about what a Cotswold market town usually charges, keeps council tax reasonable, and has very few small homes at the cheap end.
