Who lives in Eynsham?

For anyone buying or renting in Eynsham.

Eynsham is mostly settled homeowners in middle age, with a solid core of families. About two in three own their home. The typical resident is in their late forties. Household incomes are comfortable and degrees are common. Students live in Oxford, not here.

At the 2021 Census, the source for every population figure here, about 68% of Eynsham's households owned their home. Private renters made up about 15%, and social renters, in council or housing association homes, another 15%. The rented side is split evenly between landlords and housing providers, which is less common than it sounds in a village this close to Oxford. People who move here tend to buy, and once they've bought they tend to stay put.

The median resident is about 47, and around 22% of residents are aged 25 to 44. Eynsham's population is older than the mortgage-and-nursery years, but still a long way short of retirement. The village is mostly people in the middle of their careers who have already stopped moving house.

The Office for National Statistics models median household income across the statistical area around Eynsham at about £68,700 before tax for the financial year to March 2023. That is a modelled, three-year-old, pre-tax figure averaged over a wider area than the village, so it is a guide to the general level only. It points to a lot of households with two decent incomes, both already committed to a three-bed house.

The households themselves are varied. About 30% are one person living alone, and within that, about 17% of all households are a single pensioner. Couples with dependent children make up about 19%, and lone parents about 10%. So the families are here, but the older resident living alone is a nearly equal share, which explains the village's churches and the queue at the pharmacy.

About 42% of residents aged 16 and over hold a degree, while about 15% have no formal qualifications. Full-time students are about 1%. Oxford's undergraduates do not travel this far out, and the graduates who do come out to Eynsham usually arrive with children and a mortgage.

Eynsham's population is one of its strengths: mostly settled, solvent and staying put, with enough families and enough renters to keep it from being only a place for people who have already finished working.
