Who lives in Eynsford?

For anyone buying or renting in Eynsford.

Eynsford is home to well-off owner-occupiers, most of them in the second half of their working lives or past it. About eight in ten own their home. The typical resident is past fifty. Incomes are comfortable and degrees are common. It is a village of people who arrived, paid off a good part of the house and stayed.

At the 2021 census, Eynsford had 1,676 residents in 731 households, and about 79% of those households owned their home. About 10% rented privately, and about another 10% rented from a council or housing association. Renters are a small minority on both counts, so most of the village answers to a mortgage lender or nobody at all.

The median resident is 51, and only about 18% of residents are aged 25 to 44, the years when most people buy a first home and start a family. Eynsford's population is mostly people who did both somewhere else and then moved here.

Eynsford's residents are a comfortable, settled, older crowd, and the village is better off than most. Younger buyers will find themselves a minority.
