Who lives in Elstree?

For anyone buying or renting in Elstree.

Elstree is home to settled, middle-aged homeowners on good incomes, with more people living alone than the family image of the village suggests. About two in three own their home. The typical resident is in their mid-forties. Two in five have a degree. In about one household in six, a pensioner lives alone.

At the 2021 Census, the source for every population figure on this page, about 65% of Elstree's households owned their home. About 20% rented privately and about 14% rented from a council or housing association. One household in five renting privately is a large share for a village where the typical house costs close to half a million, and it shows a steady supply of tenants willing to pay borough-level rents for the address.

The median age is 44, and about 24% of residents are between 25 and 44. The village tilts toward people who are established in life over those still building their careers, although there are enough younger adults around that it doesn't feel like a retirement village.

The Office for National Statistics models median household income across the wider neighbourhood at about £72,000 before tax for the financial year to March 2023. That is a strong figure, enough to put Elstree's fifteen-or-so sales a year within reach of the households already living here, and well short of what a first-time buyer would need without help. Gross income always looks better than what is left after tax and the mortgage.

The household mix is more varied than the image. About 31% of households are one person living alone, and within that group about 17% of all households are a single pensioner. Couples with dependent children make up about 20% of households and lone parents about 10%. For every household that fits the classic village family, there is one with a pensioner living alone and another single person, so a buyer moving in should not expect the street to be full of school-gate parents.

About 40% of residents hold a degree, while about 18% have no formal qualifications at all, and full-time students make up only about 1% of the population. Elstree has two distinct groups, professionals who went to university and an older group who started work straight from school, and almost nobody in between still studying.

Of Elstree's 2,772 residents, 117 live in communal establishments such as care homes, not in private households, and the area has one care home. That makes the village a little older and more cared-for than the household figures alone would show, and the older residents in those rooms count toward the population total without adding to the count of 1,090 households.

Elstree's residents are a well-off, educated and stable group, with more people living alone and more older residents than a village of family houses would lead a buyer to expect.
