What do houses cost in Egham?

For anyone buying or renting in Egham.

A typical Egham home costs about £450,000. Flats come in at about half that. Semis cost a bit more than the middle. Detached houses run to the far side of £700,000. It is Surrey money without the Surrey postcode premium that the golf-course end of the borough charges.

The Land Registry recorded 217 sales in Egham in the year to May 2026, with a median of about £450,000. Split by type, flats went for about £263,000, terraced houses about £400,000, semi-detached houses about £480,000 and detached houses about £705,000. Semis were the most traded, with 79 sales, and only 40 detached houses changed hands. Those 40 are the houses with the room, so the queue for them is short and the cheques are long.

The house price index for the area rose 2% in the twelve months to May 2026, a modest move by anyone's standards. Flats did slightly worse, down about half a percent over the same year. The gap is small enough to be noise, though a flat buyer can at least take comfort that the market hasn't run away from them this year.

Band D is the most common council tax band here, and only about 10% of homes are in bands A or B. Runnymede charges about £2,493 a year for band D. With so few homes in the bottom bands, most Egham buyers should budget for that band D bill or something above it, whatever the purchase price looked like.

Runnymede's typical private rent was about £1,570 a month in April 2026, on the Office for National Statistics index, 3% lower than a year earlier. That is a borough-wide mean, and it covers Chertsey and Virginia Water as well as Egham. By size, a one-bed averaged about £1,070, a two-bed about £1,380, a three-bed about £1,660 and a four-bed or bigger about £2,390. Studio and room rents are not published at this level. In a town with a university at Englefield Green, the big houses have a second market that a family renter will meet sooner or later, usually at the same viewing as a landlord who has already done the sums on five bedrooms.

The Office for National Statistics modelled gross household income in Egham at about £67,000 in the financial year to March 2023. That is before tax and a few years old. Against a median sale of £450,000 it puts a semi within reach of two decent salaries and a deposit, and a detached house within reach of a deposit that somebody else saved. A flat is the realistic first rung for a single buyer, and it is the one part of the market that hasn't moved up this year.

Among the sales that could be matched to an energy certificate, about 76% of them, the median price per square metre was about £5,600, on a typical floor area of about 89 square metres. That measure tracks space, so it is a fair way to compare a converted flat in Egham Hythe with a house on the hill by Englefield Green. Pull the floor area from the energy certificate for any home you are serious about, because the particulars quote bedrooms and the certificate quotes metres.

At the 2021 census, about 17% of Egham homes had one bedroom, about 25% two, about 32% three and about 27% four or more. Three-bedroom homes are the backbone of the stock, and the four-bed share is larger than the detached sales alone would suggest, since plenty of those bedrooms sit in semis and terraces that have been extended.

Egham prices are middling for this corner of Surrey: high enough to need two incomes, low enough that the semi on a normal street doesn't need a trust fund.
